Denial — This can't be happening, and certainly can't be happening to me. Nothing is wrong, property prices are going back up and they never fell.

Denial is usually only a temporary defense , people realise that denial cannot continue and is followed by

Anger — Everything isn't OK, how can this be happening and what is more happening to me....who can I blame.....this is accompanied by projected resentment and jealousy

Bargaining — the third stage involves the hope that the individual can somehow postpone or delay the house price crash by putting their property on the market at 2007 value + 15% and that the universe or god will allow it to happen because YOU ARE SPECIAL.

Depression — when the house doesn't sell and you realise you are no more special than anyone else , during this stage the property owner begins to understand the certainty that they are NOT going to get anything like 2007 value for their home . Is this the weeping stage you were referring to?

Acceptance — The seller begins to realise that the "green shoots" articles are just hollow vested interest ravings or rampings . We accept that despite the odd person getting lucky with a cash buyer that to sell sellers are going to have to reduce by 25% from peak . We understand that we can't fight it and come to understand that it isn't just US, that there are millions of other people whose homes are also now being valued 25 - 40% below peak but that is going to have to be OK .

I AM SPECIAL

Yes I think Rightmove said that there were about 70 SPECIAL people stuck on the books of every EA in the country , but I sense they may not feel that special this winter but at least they will not feel alone .
