Spark Posted August 21, 2009 Share Posted August 21, 2009 Well of course I'm not looking for profit,so £290k split by 4 is £72,500.It's on the edge of an AONB in a small village about 3 miles from heritage coast,I think £90k is fairly reasonable. 3 miles from the coast now, so will it be on the coast in 50 years time? £90K doesn't sound too bad if you are happy with the area. I have been half-heartedly looking for plots on land in the SE and East Anglia over the past 5 years. I've seen a few sub-£100K plots, but they are usually miles from any A class roads and had at least 1 major downside like: Plot was too small or was part of somebody's garden Wasn't in a nice area or had some unattractive building or development nearby Plot was unserviced and it would cost £10K+ to run the services in All the "nice" or "interesting" plots I found were well over £100K. Erosion isn't really an issue.The planners have a "75year line" inside which development is proscribed and this area has it about 500metres inland.The plot stands around 6 metres above sea level and no history of flooding.This is half a mile from the main A12 but actually set back away from a B road,so the best of both worlds.It also has an outbuilding adjoined to the donor house across part of the frontage that would easily adapt to form the garage.half a dozen S/D ex local authority houses about 50metres down the B road but getting gentrified as the ex tenants take the money and run.Services are available from my mate's house next door .A plot about 50% bigger nearby has been on the market at £200k (dream on) Edited August 21, 2009 by profitofdoom Quote Link to comment Share on other sites More sharing options...
