Renting Question

Hi all, 1st post so please go easy on me if this has been posted before!

My wife and i have just sold our property and are due to complete in 2 weeks.we've been there a while and are sick to death of it.We've made some equity and we've decided to rent in the interim until we have a better idea of what is going to pan out in the property market (and we can find "the one") - perhaps 6 months , perhaps a year , maybe longer.who knows!

Now ive heard letting agents are checking people out quite a bit - Now i've checked both our credit ratings on experian , im a "fair" with a score of 748 , and the wife is also "fair" with a score of 858

I've got 3 defaults (all from over 2 years ago , 2 of which are satisfied) and the wife has a 1 from 3-4 years ago (also satisifed) all current accounts are up to date - No CCJs or bankruptcies - wifes been in a job for 11 years , myself in my current job about a year - combined income about 45-48k - do you think this could scupper our renting chances? i'm getting a bit jittery as its getting close now.

I would have thought that you were ok. You don't have CCJs. Why not be honest with the LA when you are interested in a place and explain that you have a reasonable credit rating. At the moment landlords are finding it hard to rent out so will probably be happy to have you.

LA's don't do credit check, they simply take up employment references and check you are on the electoral register (also take landlord references if are an existing tenancy) for that this charge an exorbitant and unjustifiable fee ;-)

These scores should be fine for lettings.

545 is deemed to be a poor score and the average score seems to be about 800.

The worst case scenario would be a guarantor but in my opinion I don't think you'll have a problem. If you are still doubtful then I would ask your letting agent for their specific criteria in respect of this as it should be set out by their referencing company (if they use one).
