before you buy check the following:

can u insure the place (including hurricanes)

can u rent it

what is the demographic of the area

how much to maintain and lease

Once you have answers you will see why its offered at 75k....... its a waste of money. Florida is somewhere you visit once and say ok, then never go back. Hot, sweaty, void of culture, flat, swampy, with few interesting points. Mediterranean is much nicer and much more interesting.

down to $75k so fill yer boots!

Who cares if it is boring, stinking hot reclaimed swamp.

If other people want to live there and they do then rent it out to them and sell it to them> You dont actually need to live there.

the yanks love to retire there as the brits love the costas

both might be boring and stinking hot but they will always be desireable

taxes are high for sure as they are here.

but im not seeing many (400k down to $68k bank foreclosure gated resort 5 bed 1700 square ft end townhouse) equivalent falls in UK. Not even in Northern ireland where what sells is down 40% from peak

There is good buying in Fla right now undoutedly.

You can rent it out cash flow +ve to white trash and then sell later on when market improves if you were that way inclined.

needs a hell of a lot of investigation

but might blow my porsche cayman fund on a house instead!

Thought I'd update this as it has been a while, basically the UK since peak versus the USA since peak

bringing the USA fall forwards in time to match the UK.

caseuk2.gif

The difference so far and what would happen if we stay close to the USA so far

caseuk1.gif

The % we move towards or aways from an exact copy of the USA house price crash. 0 would mean

an exact copy of fall since peak, oddly we have just hit it briefly.

Including the value of GBP exchange rate index ERI, or how much our money is worth against

countries we actually trade with for imports and exports, weighted according to how much trade

we do, so the EUR USD and YEN etc are heavily weighted while bulgarian leva is very small.

The month of August is the average of the ERI value so far, so only a small sample but pointing to a rise

in house prices.

No bargain - and I wonder what the immediate area around these places is like. In the last recession you could pick up 4-5 bed decent sized plot detached places in nice parts of Orlando/Kissimmee with own pool for around $100k so looks to me like there's been a wee bit of inflation in the meantime. I'll pass.

Factor in lots of $$$ for air-con, lawn/pool maintenance and property taxes too.

Lots of people take an incorrect view of the place by using candy coated Orlando and Disney et all as the context.

Florida is fvcking dangerous shitheap. I say if you want to go live there, fill your boots, but don't come back crying when you are robbed, beat up, shot at, or a hurricane wipes out your house.

Do you work for the tourist board?

Nope, but I was stationed there while in the military and its a shitheap. I stand by my statement.

Look at the numbers as on display, from the state legislature!

Florida’s CRIME CLOCK 2008 Annual

VIOLENT CRIME every 4 minutes & 11 seconds

INDEX CRIME every 36 seconds

MURDER every 7 hours & 31 minutes

FORCIBLE RAPE every 1 hour & 28 minutes

FORCIBLE SEX OFFENSE every 49 minutes

ROBBERY every 15 minutes

AGGRAVATED ASSAULT every 7 minutes

LARCENY every 1 minute

BURGLARY every 3 minutes

PROPERTY CRIME every 42 seconds

MOTOR VEHICLE THEFT every 8 minutes

California and Florida are the two most dangerous states in America. Imagine!

I think I'll let you deal handle the voids from overseas on that little venture.

Good luck.
