lovely area, but what on earth is going on here? how does the buyer / agent think they can get away with this price??

http://www.rightmove.co.uk/property-for-sa...p;sc_id=3941390

it's appeared this morning, and was sold at a savills auction at the end of may for 219k...now on for 280k - see link below.

a very good property across the road from this went for the same price a couple of months ago, has an extension at the back, off road parking and generally is in better condition. all they've done on this one is a lick of paint and put in a crappy looking kitchen and new bathroom - with all associated costs for buying/selling, they can't have spent anymore than 10k. they are having a laugh!!

aylesbury's a big area with an over supply of houses and particularly flats, you won't have a problem renting there! quite a diverse population, links into london in an hour - depends what you're after. some nice villages outside aylesbury, but again it depends what you're after and what your budget is!

A couple of points here, firstly, don't be fooled by the sheeple, Fairford Leys is not a new village, it's a new, big private estate with little greenery built between 99 and 04 and has a ongoing war about it's school, becuase the school was built around 2000 before all the houses where occupied and so the filled it up to capacity with all the kids from the older shity estates neighbouring it. You have to buy a house on the "right" side of FL to have any chance of getting kids into the local school. Often parents have the older sibling in it but are forced to send younger siblings to other shitty schools on bad estates becasue what they did in 01/02. It does have good reports though.

Also, most true villages outside of Aylesbury are a good drive away but all are nice. Most close villages are not villages any more and have been swallowed up by expansion and are now pretty much estates on the current outskirts of Aylesbury. This is the likes of Stoke Mandevillle and Bierton.

The closest larger villages are Weston Turville, Whitchurch, and Stone. Their are a few slightly further out such as Wing, Waddesden etc.

Their are also quite a few very small villages and Hamlets around / just before these villages but rental properties are pretty much non existant. In fact I think you may struggle to find rental family homes in the true "detached" villages of Aylesbury.

20k price drop on this one and looks like it's stuggling to sell. thank god for the internet - looks like any prospective buyers have realised the background on this one :)
