Rent Trends As Of Late

Been out of touch with rent trends as of late, but now I have to start doing my homework as I am approaching the 8th month in my year contract and will need to be well informed before I start re negotiations or new search etc at around month 9 or 10.

At first glance of the market, and notwithstanding what the Sunday Times says, I have no reason to believe rents in general have been in the up in the last few months, at least in the South East where I live. And I still see some price drops with the Bee.

Any other views, anecdotals?

I managed to knock the LL down from £950 to £850 on my current place. It's a pretty good price for a roomy 2-bed bungalow in the Bromley area, and definitely a lot cheaper than similar places I was seeing about 18-months ago.

Rents in central London (zone 1) seem to be pretty flat. Nice 1 beds £800 - £1300 pcm.

( I am a landlord and keep an eye on these things.)

Here in West Sussex, supply has dried compared to 2 months ago, when there was a glut of 3-4 bed properties. I suspect a lot of reluctant landlords may have decided to sell rather than let, given the current irrational surge in the property market. I did manage to negotiate my rent down slightly at the beginning of the year but expect to renew at the current rent when the time comes..

Supply (except cr*ppy 2 bed flats) has definitely been squeezed since the spring bounce started but I am hoping normal service would resume towards the end of the year..
