Vendor Feeling Confident In Whitechapel

I first saw this house on the market about a year ago. Initially £460,000 then £400,000 then delisted altogether around March. Relisted at £400,000 in June and now back up to £450,000. I guess the vendor feels their luck is turning.

And now a 'guide price' (thought those were for auctions) of £400,000 to £450,000. I've never understood this practice of having an asking price that's a range rather than a single number. It's not like potential buyers are going to make a higher offer because of it.
