Buying On Hbd In Canning Town

Hi every one,

We are a first time buyer, looking to buy 2 bed new flat on home buy direct on Crediton Road, Canning Town, E16 1PQ, the developer (site sales/l&q) asking price is £ 175000-180000 full market value and they are not willing to reduce.

Here are some details of the property:

- .8 miles from canning town tube station / 15 minutes walk

- 694 sq ft with balcony

- There are no shops around and nearst tesco 1.67 miles/ asda 1.65 miles.

We are just not sure that is this the right Price in these days in this area. Does anyone have some opinion or advise on Price and about the Area?

Offer 40% less than the asking price. Anything more than this and you will be in serious negative equity. Are you really sure you want to live in Canning Town far away from all shops etc? Why not Stratford or Leytonstone where there is more life...?

That's about the right price for a small flat in a pretty grotty part of east London. I would suggest you look elsewhere though; Walthamstow has some bits which are much nicer than Canning Town, at about the same price

I would not buy in any area I am not very familiar with - when you buy you may well get stuck. Canning Town is a rough area - rent there first and see if you really want to do 15 minute walks in the dark to get home from the station on a Winter's evening.

I am from east London and I would never ever live in Canning Town. Last time I went there a load of kids were throwing stones and rocks at the buses as they pulled out of the bus station by the tube. If you do move there I suggest you go to Stratford or Canary Wharf to do your supermarket shop by tube.

That 0.8m could be a very long walk - why not try Leytonstone or Stratford (tube station, supermarkets,and some residents who work for a living :lol: ).
