Were these properties sold at auction? The land registry does not include auction properties an their data, as it is viewed as a commercial purchase. Zoopla and Houseprices etc just use the land registry database.

It's only reposessions sold at auctions that count as commercial purchases and are excluded from the LR database.

I tracked a property that was sold at auction voluntarily (buyers kept dropping out, or that was the story at least!), and followed it from listing in the catalogue, through sale at auction, and have seen it in mouseprice, i.e. LR, data.

it was a repo sold via an estate agent. ive read another thread on here with a lot of people saying they have noticed similar things going on at the LR. im wondering if this property was missed off to keep figures artificially high? it was a 5 bed house which sold for about £165k.

Repossessions use a special form of transfer, the Land Registry excludes repossessions from the HPI figures but should be shown on the Register and should appear on property price websites.

This subject has already be done to death pretty much on a number of threads. The LR are reviewing the way HPI statistics are prepared.

I don't think there's anything sinister going on. We bought a house in 2005 and it never showed up on the house price websites. We sold it last year, and again, the sale has not shown up on the websites. God knows why, but it must just happen from time to time. We used the same solicitors in both cases - maybe something to do with the conveyancing process?
