Unless of course we actually have an honest EA who thinks that, at £310,000, the best feature is the EPC .....

Although I suspect it's the agents way of getting back at the client that demanded that "You'll sell it at a third of a million quid and not a penny less. It's 'worth it' "

No, definitely first, its the best feature. I wonder whether, when the architect who designed this first went to university, he dreamed of creating things like this?
