How Much Is This Worth?

Some advice would be greatly appreciated.

I've looked on land registry but there is not much to go on. It went for 65k in 2002 and has been done up a fair bit since (apparently - looks a bit trendy but no new kitchen/bathroom in that time.). #13 is similar size but not end terrace and went for 98k in 2005. Other houses on the street are quite different.

Number 13 is now worth £90,000!!!

So do you recon an offer of around 90 - 95k is sensible or just unrealistic?

Is there any way of finding out what house prices in Prestwich specifically have done since 2002 rather than in the North West in general.

It depends on how desperate the vendor is to sell. I definitely would not be going in any higher than that if a similar house sold for £98k in 2005.
