Skyline Plaza Basingstoke - Help

Hi,

I am first time buyer and need some guidance please on buying a 2 bed flat in Skyline Plaza, Basingstoke. The asking price for 2 bed flats in the ‘Tower’ is 180k at the moment.

• What’s a good offer to make or a realistic valuation for this property in the current market?

• There have been some 2 beds flats sold – how often does the Land registry publish these prices as I can’t seem to find how much they have been sold for.

Based on rental yields, I'd say about £104,250. New build sale prices don't get reported on the land registry index.

Although I guess this would depend on which floor the unit in question is - I live in a seven storey block and flats on the top floor (with a very similar spec to GF flats) can easily fetch 20% more.

BTW - I think new builds are included on the Land Registry stats. Our flat is in offices converted to flats and is certainly on there. If Skyline Plaza is the office alongside the station I seem to recall it being of similar construction.
