Another trend I've noticed with Gateshead EA is adversing prices as "offers over" or "Offers in Excess of". I fail to see how this will help shift property, some of which have been listed for a year :blink:

Or how about "GUIDE PRICE: £100,000 - £120,000". Are there really plebs out there who'll offer 120, or lesser plebs (but still dumb) who'll think they've saved 20 by offering 100?

The advert states: "Ask about possilble deposit assistance."

They're probably using the developers' trick of hiking the price by 10k and offering at as a gifted deposit. Good idea until the mortgage valuation survey comes back.

What ever happened to the 'lobba barmy army' or did they go the same way as the 'dunston hitler youth'?

It was the 80's, so I guess, they just grew up.

The other one I like is "Offers in Excess of £495,000". Presumably they're expecting all their prospective buyers to be wholly unaware of the SD threshold - or maybe they mean "please offer £496,000", so we can get you into a bidding war with those prepared to offer £497,000".
