  6. i plan to hit agroup of agents with an email maybe once a month after winter with; what i want in bt9 and what im willing to pay hopefully they will then come to me with deals that they arent wanting to publisize - people desperate to sell etc - at prices they dont want to put on website because of effect on other similar properties they are trying to sell. this is happening a lot in london already. this or wilsons auctions are the two routes i believe for getting at some point the house you want for the price you want
  7. ive one of these as im on the move a good bit generally fairly good use in my flat in belfast £15 a month for 15gb worth considering especially if it saves you having to have a bt line
  8. afternoon folks this is slightly off topic. however i only really post here in ni thread and it involves london as well as belfast property issues so should be ok. bit about me - im 25 , i trade stockmarket futures, gov't bonds etc for a living. ive been very very fortunate to do well as my method of trading tends to make more and more the more volatile the markets are for which we have now had 2 great years of volatility. as this is on screen i split my time between belfast where i trade from home in a flat i rent with the girlfriend. £700 a month for a lovely 2 bed in south belfast - not your usual pokey 2 bed. in london i rent a two bed with another guy from my work. also costs me £700 a month. (£1400 for the flat per month) i am seeing nothing much of any value yet in BT9 to buy, so will continue to rent. may start to email agents in march 09 in belfast saying what i am looking for and whatim willing to pay so at least they know i am around.yet i am seeing value come in to london. I live and work in Islington in London, and 2 streets away from i rent the following property is up for auction a week on monday. viewed today actually very nice. http://www.auction.co.uk/residential/home.asp lot 44 £215k+ guide price http://propinfo.harveyresidential.com/Orsm...54_KW-N15QL.htm this flat is probably superior to what i rent now. this flat sold for 328k 2006 and were selling for 370k summer 2007. while i need a base in london i could rent the second bedroom for £700 a month to the chap i currently rent to and longer term would be happy to rent out for £1400 per month (£323 per week) when i no longer need to be in london and hold the property for 25+ years i am a high rate tax payer with substantial savings. offset mortgage would be ideal - first direct interest rates +1.49% = 3.49% property wise my asperations would be to own a house for me and the girlfriend and a london flat to hold as part of retirement planning. would love to know peoples thoughts regards weebobby

  10. no chance i work between london and belfast, i trade stockmarkets for a living. i am seeing 3 bed flats in brixton sell at auction for £79k! I am going to put an offer of £220k on a repo in london that would have sold for 400k peak, is now 270k, will not sell above 250k cos of stamp duty rise. i am seeing talk of dubai falling 40% in a month!! the longer sellers in northern ireland refuse to accept what is happening globally and how it affects norn iron the worse the pain will be. http://www.propertynews.com/brochure.php?r...p;p=TRLTRL46962 £3.4 mill wtf?!?! as you can see im prepared to buy a flat in london, BUT I WOULD NOT TOUCH NORN IRON PROPERTY WITH A BARGE POLE RIGHT NOW. across the uk property is selling at auction for 2002-2003 prices, he rate of the crash ON PROPERTIES THAT ARE VISIBLY selling is immense. yet in norn iron we still have sellers trying to get twice Rateable Value WTF ?!?!?! it is as illogical as the rises themselves MADNESS
  11. im offended to be honest. firstly why the need for capitals? secondly paul has done great service in collecting the results from every auction for over a year now. property auctions are a zero sum game - i actually plan to bid on a property at auction in london in 2 weeks. its a reposession. ill not be crying spilt milk for the previous owner.as im sure if i go bankrupt and the flat is one day repossessed from myself the next owner will not be shedding tears for my plight.   13. made the same point today. work in belfast and london - considering buying in london a 2 bed flat i can rent for £1400 (thats a conservative estimate), costing £230k the '£300k' flat i rent in south belfast rents out for £700 a month!

  15. i work between belfast and london thinking of puting a very low bid around 230k on an auction property in london. ive reason to believe i can get it for 30% below what it sold for in 2006. i rent an apartment with a friend which is not as nice as this one for £1400 a month (2 bed) round the corner and my rent has been frozen since i moved in, so the going rate would be £1500. i also rent in belfast a 2 bed in south belfast which is 'worth' £300k for £700 a month. so belfast has 50% to fall just to achieve rental yield parity with what i can get in london. an apartment in belfast has a long long long way to fall before i would consider a purchase. in my eyes there is no reason why a city centre penthouse should be £750k in belfast when i can get a city centre one in glasgow for £250k. just madness "Northern Ireland is now the most expensive part of the UK outside London and the South East…… Northern Ireland has also recorded the biggest price rise in the UK over the past year with an increase of 46.7%, taking the average price to £228,790 in 2007 Q2.   19. take MISS JONES with a pinch of salt and lets continue the usual chat. im bearish very bearish however considering how the govt have ruined pensions / give tax breaks to buy to let landlords etc its hardly surprising people do it and i wouldnt rule it out one day myself - let me buy my own first home first tho! so ive nothing against bulls joiningthe debate. However there is no coincidence that for whatever reason the addition of VIs recently has led to the standard of debate on the Ni thread has been falling and ive found myself on the main thread a bit more........
