Home owner myself and I would agree with you totally, for the benefit of society and I would suggest the longer term economy prices need to continue to fall. We need a balanced economy and I think NI relies too heavily on property and construction.
Agree 100%. There is absolutely nothing good about high house prices. It seems most people are beginning to realise that....a little late but better late then never, right?

If only Poots hadn't put the RPA on the back-burner we might actually get to a system that is a lot more democratic and transparent. It would certainly become a lot easier to pinpoint who individually is to blame (and equally who should get a pat on the back when they get it right). This definitely won't be a panacea, however, and in the short term could actually be quite damaging but there's only one way yo learn/improve.
Do you know how much a judicial review might cost? I bet you can count the number of JRs on planning issues on one hand in NI in any one year, in spite of the huge number of smaller, local cases that would probably be successful if they weren't so damn expensive to take. For all the major flaws in planning in the South their third party right of appeal system at least offers equitable ground between developers and third parties in challenging decisions on planning (rather than legal/administrative) grounds. They also have a much speedier default decision system (8 weeks) to counter-balance potential time delays.
Oh yeah, JR's cost a wedge of cash and there aren't too many each year but there doesn't need to be as the implications of just one review can be far reaching - I think I can recall one recent case where a tactical JR by a developer stymied the preparation of - I think - 2 developments plans. I think their argument was that that proper environmental assessment of the plans could not be carried out because EHS was not an 'independent' body and therefore incapable of properly scrutinising the plans. Certainly the first developer I ever heard to have the environment at heart!!The point is tactical JR's like this place plan preparation into complete limbo - and without an up-to-date plan the whole development management process becomes slower and more difficult as development decisions are determined by way of appeal rather than in accordance with an up-to-date plan. Third party appeals? I heard a well known consultant calling for them the other day - I wonder why he would have an interest in their introduction?

I too am in no rush to buy, but my recent interest in looking is because the landlord may be coming home to his house soon and I'm just seeing what market is like.
I'm fed up with having to move all the time and the uncertainty of renting, so next move will be me buying, whether bottom is hit or not. I'm just hoping its at least next spring before I have to.
I agree that the whole waiting game does start to wear a little thin - especially when you think that this market correction began well over 3 years ago! Thankfully the decision has been made for me as as my deposit is tied up for the next 2 years. Its nice not having to think about buying and its reassuring to know that the market will - probably - be even lower in a couple of years time. I never thought it would take so long, but I think 2012 could be the year we have been waiting for!

I've just recently started looking at houses again and was surprised at the number of decent houses around the £90-100k mark. Nothing new or fancy, but houses that I wouldn't mind living in, if only a few k cheaper.
You think £150k for a 4bed detached is still too dear? I guess I'm so used to high prices now that I thought it looked pretty reasonable.
I agree prices are looking increasingly more affordable but I'm not in any hurry to rush on in. I think there is more 'fat' there. Anyways, the news is SO bleak at the moment I can see prices rises for several years - plenty of time to keep squirrelling away more dosh for those hefty deposits guys!

You don't have to go too far to see what happens when you can "do mostly want you want" with you land...and be paying the consequences for a very long time...
I certainly agree that the planning system needs reforming - and Poots has announced some measures that, if implemented should go a long way to helping the matter. But I think the question is more fundamental. We seem to have an unhealthy disrespect for authority here - a kind of frontier mentality that goes "its my land and I ought to be able to do what I like with it". Despite being patent nonsense, it makes the whole planning process deeply adversarial and painfully slow. The process isn't helped by a judicial system that will grant leave for judicial review at the drop of a hat!!

20k overpriced imo
I was quite interested in these too but the dimensions of the bedrooms put me off. Why are they so small in modern properties? That said I would be still interested in these properties but not at this price. Would be interested to hear whether you make an offer and how you get along. Keep us informed! I would think 140-45 would be getting there!

What's the betting that we see more of these bigger drops? I really do think we are on the next leg down. The new reality seems to be slowly dawning. Most people (including me) are fearful about what's about to happen to public sector jobs.

I was shocked at his arrogance towards the interviewer.
I had the dubious pleasure of meeting Mr Robinson in a previous life and surprise surprise he acted exactly as he did in that interview. Arrogant and bullying is how I would describe his behaviour. Not a very nice man.

Would someone remind me why we have no open transparent and freely available online land registry system in Northern Ireland? It couldn't be because our overlords have anything to hide.
We NEED a massive overhaul of the rules governing openness and accountability. Did anyone hear the Robinson interview on Radio Ulster at teatime? He is one angry man! The sight of him trying to hang on to power by his fingertips is more than just a little unedifying - and certainly not the behaviour of a first minister. It is pathetic.ROBINSON SHOULD GO AND GO NOW

I'm repeating myself, but I think the fact that we're debating the 'technicalities' of this is pretty damning. It is the appearance of conflict of interest that is important. MPs must expect to be held to higher standards than the rest of us.
Very few MPs involved in the expenses scandal did anything wrong to the letter of the law, but that wasn't the point.
The reaction to this - no comment and accusation of smear - is typical of the arrogance that compounds the problem.
I agree with you 100%.This is symptomatic of the 'I'll scratch your back if you scratch mine' mentality which is, quite frankly, sick-making in elected representatives who are supposed to be working toward the public good. The Robinsons have grown rich by exploiting their privileged position as public representatives. Can anyone tell me how they could possibly be an honest brokers in a Fraser planning application? They simply couldn't! And to think that the power to make planning decisions is being returned to local councillors....i really do despair. I sincerely hope that Robinson and the DUP get a serious kicking at the election (I have no political axe to grind).

Why did the woman, Mary, who lived in her house for 17 years, need an £85000 loan to buy her council house?!
If she was only buying in 2006 /07 the price of RTB's had almost reached the same dizzy prices that non council areas had. With the RTB discount limited to £24000 regardless of the time that they lived in the property, it is feasible that £85000 could have been the purchase price of the house. I took it that there were 3 adults in the house - if all them on were on high rate DLA, mobility, careers allowance & incapacity benefit then the house hold income could be over £40000 nett.
I don't know if the above is the case but it is feasible.
Beth Robinson was not accurate when she said they have stabilised at 2004 prices. I am actively looking at the moment and both vendors and estate agents are still unrealistic with pricing. the same properties are sitting for months on end with no adjustment in pricing. I do get the impression that some investors builders are buying at the right price. I was recently outbid on a property in East Belfast and the other bidder was a builder/investor. I was deeply suspicious about the estate agent in this case who seemed to be doing everything in his power to put me off....it must be tempting to flog a property to a builder/ investor who will most likely use your services in a few months time when they try to flip.

Hi folks
My fiancee and I are looking at a house in East Belfast and it ticks all the boxes apart from the fact a hotel is behind it. We took a drive past and the hotel carpark is directly behind the property with no security fencing up to restrict access to the back garden. Do you think this is likely to lower the value of the property?
Not sure what to do.
Any thoughts?

Noticed this too! I've made my donation as well. NSN is also planning to make a subscription service. Personally I liked the old name but I can see why its been changed - its a bit more obviously about property. It also kinda implies that its bargain-time. I'm not so sure...

Lads, if this is the type of thing you are holding onto to demonstrate that the crash isn't over, then things must be worse for you than I thought.
UK prices have been increasing for the last 6 months and are now higher than a year ago, mortgage approvals continue to rise etc etc. But an expensive house is advertised on Gumtree. Well that's that then - crash back on!
By the way, Catch 22 isn't 'difficult' to read if you are relatively intelligent. It has been my favourite book since I was 14, although I must confess I didn't realise it had a 'deeper meaning' relating to house prices.
I'm sure the statistics are correct - for the UK as a whole - but I can see no evidence of price rises in the local market. Any of the properties I am interested in are not moving. Every now an again one will drop their price so that they become the most competitively priced house of that type in that area. Then, and perhaps 3-4 weeks later that property will go sale agreed. This suggests to me that you'll only sell your house if the cheapest of its type in any given area - and even then you'll have to wait and you'll probably still sell for less than the asking - perhaps as much as 5%less again. Hardly evidence of a housing market about to catch light!

Ok, others predicted the crash and I strongly agreed before it happened. I then strongly agreed with the people predicting big falls in Northern Ireland. Oh how people laughed at us. I was one of the people saying prices would fall by more than 50% before prices actually started falling. We are nearly there.
I was extremely lucky when I did that google search for 'housing bubble'.
I agree BB. Things have actually panned out pretty much as you predicted. We are just a kick in the **** away from 50% falls!I must say the last few weeks I have felt a little downbeat about things. I cant shake the feeling that the crash has pretty much run its course and that its all over bar the shouting. I want to be wrong because I don't want to buy right now. House are still expensive and I feel less secure about my own job than before. The news from NSN today just confirms in my mind that this crash has sort-of played itself out. I am not an expert and I want to be wrong.

I am truly gutted!
I looked forward to this every week! It was a very useful tool in my struggle to finally find an affordable home of my own.
I am gutted too. Is there anything that can be done to get things back? Does anyone have the IT knowhow to set up an alternative. I'd be willing to give it a whirl!

8.3% rise - that is one sudden and big reversal of the house price trend. House prices didn't bottom they bounced or even spiked up.
Just to expand upon what some here have already said...
I think what has caused this spike is - people who bought houses and apartments off-plan in 2007 are now having to complete at peak prices.
There are other factors of course. Government intervention and media spin being the other main factors.
On another note: I have just checked the price of all the houses I am watching and none of them have gone up at all. They are still sitting at the same high price and nobody is buying them.
I have the same experience - all the properties I've been keeping tabs on aren't moving at today's asking prices.
I actually went to see one semi last week. It was nice enough order - liveable but requiring work - in a decent location. Priced at 160K the vendors had rejected an offer of 125K. Its still on the market. I explained my limit was 145-150 and I got the distinct impression I could secure for that price. That would be 50% down on 2007 peak. And people aren't falling over themselves to buy at that price. Thats why I'm so sceptical about this survey.
BTW financial planner was on the Nolan show this morning - it wasn't his best performance but he didn't really have time to hit his stride. As ever, Tom McClelland was on too and he gave he report a very qualified welcome. I got the distinct impression that the findings just didn't ring true with his experience as an EA. He kept rambling on about sample size and low sales and that kind of blah.

Exactly. Seriously though - isn't there a danger of a yawning credibility gap opening up between statistics such as these and the experiences of 'real people in the real world' (to use a phrase I detest!)
