I am myself doing something similar and those figures look plausible to me from what I've been quoted for 'similar' work. Depends on what finishes you want to go for, some people want turn key finishes and other people just the bare bones. Don't forget that extra costs these days can be incurred by extra regulations from building control which might not always be obvious at the outset! A lot of regulations exist now are related to saving energy and environmental impact such as insulation and heating systems. Good luck what every route you go down.

Well I went for a two year tracker 2.24 over base, first payment in about a week! I was in a position of having a large deposit and so the tracker rates available were fairly attractive compared with the fixed rates and so I thought I rather a take the risk of the tracker. Who knows if it was the right decision! Ask in two years! I do believe I have a choice to go onto a fixed if I wanted but of course the rate would be determined at that time.

Thanks for the best wishes I know, I thought that when I typed it, maybe it’s a sign that the market is about to turn It would be a complete guess but given my experience in 2007 I would say easily 50k if not a lot more given that I saw semis bid up 50k+ in a matter of days so I guess a detached which was a 'doer upper' easily would be more especially with the amount of investors about at that time. From my experience the best valued ones, as said many a time on here, are the must sell/need to sell, like mine, where an old person had to go into a home. Particularly those houses were an old person has died (May I add I haven't been reading the local obituaries! It normally is easy enough to tell these houses from the photos alone or the lack of internal photos quite often!) I am fortunate that I had a sizable deposit and a very affordable mortgage and good rate because of it. Well good luck to the rest of you, I’ll call by but not just as often!

Given others are confessing! I too have bought and I am happy with my purchase. A few facts about my purchase: Bought for Rateable value +3.45% Detached house build in late 50s and needs some updating on what I consider is decent enough site, its not Buckingham Palace! enough to kick a ball about and have a BBQ at the same time! Maybe I'll post in a year what updating it finally costs me if I get it all done by then!

I think that was the document I had in mind when I made a similar quote earlier on in the thread! Another thing that has to be taken into consideration is the factor that the major hospitals/ regional services are found in Belfast which constitutes a sizable part of the economy. As I understand it, the trend in the NHS is that many hospitals need a certain population size to be able to provide certain services to a suitable level. Partly down to economies of scale for certain equipment and the 'throughput ' of patients to keep staff experienced/trained in certain procedures.

My I just add that I was suggesting that this was an opinion some might hold and whilst I work in Belfast I do not live there but do spend time socializing in Belfast. I actually live in one of NI other so-called 'Cities' and have lived elsewhere outside of the UK and ROI and it is sometimes hard to define what makes a city cosmopolitan, does it have to have a café culture etc? I do believe Belfast is becoming more cosmopolitian but you don't have to look to much through past news headlines to see its a 'work in progress'! I believe Belfast also due to the 'Troubles' had a lot more catching up in terms of its facilities given its comparative size of population then many other towns especially if you do a comparison to other places elsewhere in the world that didn't have the issues of the troubles. Also I am sure there is a lack of creative thinking at times about possible investment and how to spend such funds available, many things do require a critical mass of population to be economically viable and so is a bit of a vicious circle.

To my knowledge Belfast has always been the commercial and political centre of NI every since the foundation of the state of NI and also it is where the vast majority of the population is centered around, don't know exact figures are but something like half the population of NI lives within 30 miles of it. It is therefore is where the main transport hubs are railways, harbor/shipyards and airport. Similar to that of Dublin in many ways. There of course were probably many decisions in the past which were made purely on politics, like many places it's a legacy of past developments and politics. Much of Belfast's shipbuilding heritage is down its large sheltered harbor and being part of the British Empire and the rapid expansion of Britain as a trading and maritime power in the late 1800s, well that is what I believe I was told at skool!. A perception I get is that the centre of Belfast is the one location that is considered 'neutral' where as many other towns throughout NI (as to be honest Belfast in my opinion is the only place that can even be considered a proper City in NI!) usually have one majority or the other so may be perceived as not cosmopolitan enough to attract international business! It could be that anywhere else is NI is just not big enough to provide the skills base to attract new businesses along with appropriate universities etc.

Whilst this is peppered with the usual EA speak of 'there has never been a better time to buy', 'the bottom of the market has been reached and it has stabilised' etc they do suggest that they believe that the current average is skewed by the low volumes of sales/sample size and a few expensive houses being sold.
