  1. It seems the bears have awoken,,, So far option 1 = 2 votes interestingly one bear and one bull option 2 = 11 votes with goldfinger applying an uberbear graph option 3 = 2 votes me and another neither/ either From 2004 our beloved rates have doubled interest rates have increased by 50% It also seems house prices also increased by 50% So if the BOE are really going to stop this HPI, a serious quick hit is required to the rate before more fall foul.
  2. Right that's it, I'm buying a poly tunnel Whats the highest yielding crop I can grow.... :! smoking smiley
  3. Results so far 1 = 2 votes 2 = 3 votes 3 = 2 votes Regards Ian
  4. http://www.housepricecrash.co.uk/forum/ind...41801&st=60 I remember that thing................. Info from 2 1/2 months ago Thanks for the original post Adi, alot of this thread rings very true ! I've been looking at flats in Brighton since first week of January and most of them have either been empty or had tenants still in them. Alot of them have been small 'top floor' flats, badly converted with night sorage heaters and 80's kitchenettes, a homage to wood chip.. Suffice to say I haven't found anything that I could afford (up to 180k !) that I would actually want to live in, let alone own. However the rental market is a completely different story - plenty of really nice value-for-money properties with many EA's now specialising in Lettings (ie Lampons in St. George's Road). And landlords don't seem to be that picky. Some friends with terrible credit ratings (God bless'em) have just moved into a lovely house very close to Kemp Town, two minutes from the beach, front and back gardens, immaculately presented, Victorian fireplace, all mod cons for ...850 pounds a month or 280 each. One thing that made me laugh was this ultimate 1.4m pound batchelor pad.... http://www.rightmove.co.uk/viewdetails-574...=3&tr_t=buy Is it just me or does anyone else find it just a little bit tacky ? Can't help feeling it should come with a leopard print thong and a years supply of fake tan and blonde highlights... oh yeah, and I seem to remember it costing for 1.5m pounds just five weeks ago... Any takers ? STILL ON THE MARKET haha
  5. Once the number three, being the third number, be reached, then lobbest thou thy Graph of Antioch towards thy foe, who being naughty in my sight, shall snuff it."
  6. So go one then, what will the HPC graph look like in years to come Read the following instructions But I think 5,, sorry 3 if the BOE dont do something about it soon INSTRUCTIONS ...And Saint Attila raised the hand graph up on high, saying, "O Lord, bless this Thy house price graph that with it Thou mayest blow Thine investors to tiny bits, in Thy mercy." And the Lord did grin and the people did feast upon the lambs and sloths and carp and anchovies and orangutans and breakfast cereals, and fruit bats and large chu... [Whereupon the friar is urged, "skip a bit, brother"]... And the Lord spake, saying, "First shalt thou take out the interest rate Pin, then shalt thou count to three, no more, no less. Three shall be the number thou shalt count, and the number of the counting shall be three. Four shalt thou not count, neither count thou two, excepting that thou then proceed to three. Five is right out. Once the number three, being the third number, be reached, then lobbest thou thy Graph of Antioch towards thy foe, who being naughty in my sight, shall snuff it." Amen.
  7. If I remember that luck was down to some fiddling of the rates to stay the execution...... Inflation is getting worse, whos going to use the uk for its over priced services and goods, who not realised that you BTL is now going to stop paying the mortgage, maybe you should all be buying dollars if you've got pounds..... Arrrhhh....... Where does all this money come from, do we just forget the national debt..... Look BOE, put up the interest rate, cool the economy, get rid of all these buy to let landlords.... How can it be the rate has gone up,certain prices are going up still ( Not all areas).... Make it cool again for people to save, rather than cool to become insolvent......... I remeber as a kid it was easy to work our how much interest I would get on my savings. 10%....... Put the rate up, impulse the system to get it running better......
  8. I agree, every rich person I meet here in Dubai... Has a house in the UK.. Of course we dont pay tax when we are out of the country... Use the facilities when you want too...

  11. Dubai is heading for a correction. Not for Debt reasons, more of a cause of Over Supply.

  13. Load onto stamp duty for a second home I say, Hit the sellers by 1% as well.. Just think to all those lanlords that have 30 or so homes
  14. Hi all Just a thought Is it possible to equate this renting loss to anything else in life? What else do we lease / rent that has such a risk of prices fluctuating worth. I was going to try and compare it to renting Cars, Electronics or physical items. I can see a parody in comparing it to Prostitution Benefits of a long term relationship / Benefits of using someone for time required Each to their own, but seriously now I can afford to purchase a property out right. When I look at the graphs, see the returns I cannot justify it. Yes buying a home, even your first home is an investment. I am going to Rent as I’m sure I can make 10 - 15% return on investment. Yes I am overseas.. I have been making 30-50% so I am confident on a lower return The Maths http://www.rightmove.co.uk/viewdetails-726...=2&tr_t=buy Is the house I was considering buying Say I achieve 10,000 pounds discount Total property price including stamp and fees = 225,000 Possible price at next housing peak using HPC graphs double the price in 14years This presumes a correction in price then inflation again So in 14 years time its worth 500,000 Personal Investment Fund with rent deduction 225,000 total fund with profit at 15% 9600 p.a rent which I shall consider increasing at 5% So I calculate RENT 5% inc New Rent Fund 15% inc Gross Fund Fund-Rent = Net 9600 1.05 10080 225000 1.15 258,750 249,150 10080 1.05 10584 249150 1.15 286,523 276,443 10584 1.05 11113 286522.5 1.15 329,501 318,917 11113 1.05 11669 329500.9 1.15 378,926 367,813 11669 1.05 12252 378926 1.15 435,765 424,096 12252 1.05 12865 435764.9 1.15 501,130 488,877 12865 1.05 13508 501129.6 1.15 576,299 563,434 13508 1.05 14184 576299.1 1.15 662,744 649,236 14184 1.05 14893 662744 1.15 762,156 747,972 14893 1.05 15637 762155.5 1.15 876,479 861,586 15637 1.05 16419 876478.9 1.15 1,007,951 992,313 16419 1.05 17240 1007951 1.15 1,159,143 1,142,724 17240 1.05 18102 1159143 1.15 1,333,015 1,315,775 18102 1.05 19007 1333015 1.15 1,532,967 1,514,865 So after 14 years my house maybe worth 500,000 Pounds if I use HPC data of house prices But through investing I have a million more I haven't factored in my salary I will still have my usual day job earning 40K a year. Just a thought P.S I am a resident of Dubai, UK Expat so no tax for me... Even Better

  20. 1) What's your circumstances? 31 years old, 1st Time buyer in UK, Bought property overseas and made profit but want a home in uk 2) What do you think will happen to the market? I think stagnation for a couple of years followed massive interest rate rises with jobless lining the streets. 3) What's your biggest fear? Buying a house then losing 30% of its value 4) What's your 'Confidence of a Crash' level at? Currently about 6, plus 1 every 0.25% interest rate rise 5) What will interest rates be by Christmas? 6%
  21. Already their seems to be an exodus of retailers. About 1/8 of the shops in Lewis Road, London Road are closed. I suppose the overheads are too high Seems you Bunk/ Share Bed Ideas maybe the future
  22. You should see how the slaves,,, sorry the low paid India/Africa/Asia workers live here in Duabi. Yes they do bed share 3 bunks to a 8 x 8 foot room. Thats 6 Guys in the same size a single bedroom Cozy hey
  23. I nearly bought a house for 330,000 in Brighton. The stamp duty was 10,000. I suppose what I am trying to say is that 10,000 would be about 8 years council Tax
  24. I want a crash as next as the next potential first time Buyer / Cash Heavy Investor The only way this will happen is the interest rate jumps up nicely to 7%... Some say this will make the dollar collapse further, our goods being too expensive to export. But I suppose it make imports cheaper so we benefit anyway. But if a crash did happen of say 30%. How much revenue would our dear Chancellor lose out on, due to the majority of properties dropping below his lovely 250,000 threshold. Inflation seems to be anyone’s guess. Maybe we are sitting now on the interest rate line that slow choke us.. But I’m sure that Brown needs his lovely stamp duty tax… Were else can you make such an easy political buck. I have my fingers crossed for a .25 rise in May. It May happen,,,, : )
