  11. Are you are an EA or has someone been telling you porkies? The EA values the property (or should that be over-values the property), they tell the seller how much they 'think' they can get and the seller goes along with it.

I was talking to a friend who lives in Dublin (i posted on here but got shot down in flames as i said Dublin was in Northern Ireland which it obviously isn't!), he had his flat valued, went away on holiday for 2 weeks and when he returned the EA reckoned it was worth 20k less (Euro's). He has been over here in the UK for a week and fully expects for it to have dropped in price again. However, he did his own research rather than rely on the EA and has put it on at a reasonable price compared to others in his area.
  14. Yes, his flat is in Northern Ireland. Currently living in Dublin. He is selling to come back to the UK, sorry United Kingdom. He said prices have turned for the worse, he isn't someone who would take an estate agents word either.

  16. Just saw a friend who moved to NI a couple of years ago, he is selling his flat in Dublin and his words were house prices in Northern Ireland have turned, he reckons he has missed out on thousands over the last 4 months.

  18. What gets me is this bit.. Borrowing up Meanwhile, the Bank of England (BoE) said on Monday that UK mortgage lending had picked up sharply in June, indicating continued housing market growth. Total mortgage lending rose by £9.6bn in June, up from £8.7bn in May. The number of mortgage approved was the same in June as in May, with 114,000 new home loans given the go ahead. The lending figures were stronger then most analysts expected. "Mortgage lending is holding up well in the face of higher interest rates and mortgage approvals are still robust," George Buckley an analyst at Deutsche Bank said. .... Mortgage lending is only up because people are borrowing more, not because more hoses are being sold, why isn't that mentioned?
