  2. It's probably next to another one. The bakers and florist closed down to be replaced by EA's!
  3. In the village I live in the strip of shops have been replaced with EA's. Further in the town there is a whole street of EA's. Is this typical ? How many estate agents are there in the UK and what's there contribution to service sector growth? Could we already be in recession ?

  14. A few comments yesterday(economists) on the news suggested that interest rates will be falling in late 2007. How easily can falling inflation turn to deflation \ recession?

  21. Then suddenly there are too many houses (BTL sales, and speculative building). Rents stagnate and the BTL bubble bursts. The problem for me is how many BTL's are like that 700+ property Ashford couple ? Are there any statistics for the number of properties in average BTL portfolio ? Surely the BTL's need to aquire more property if rents aren't rising fast enough ?
  22. If few FTB's can get 6X multiple mortgage as credit tightens will FTB property prices fall back to what the banks are willing to lend? I'm concered for friends that a reported under supply in this area will switch rapidly to oversupply.
