  1. i have been very short of work/patchy the last 6 months & have a serious cashflow problem as well as being a few thousand in debt borrowing money to pay previous months rent/food shopping etc...and now dont have anywhere near enough cash for this months rent so reluctantly the obvious solution is to just leave using my bond as the last months rent if the landlady agrees to this ? the place will be cleaned top to bottom but there is some wear and tear as per the usual..i have explored every avenue to raise the rent without signing on which i dont want to go down that route at all...so am going to put this to her to help me out as she has had some fantastic money out of me over the years surely its the least i could ask her to agree to although i know its not the normal procedure...i am on a rolling month to month so no contract..how do i stand with this legally if she doesnt agree ? as i simply cant produce money out of a hat & are willing to vacate the property...if she issues me an s21 what are the implications for me if i just leave without paying the last months rent but like i say she still gets the rent from the bond ? would she be likely to take it further & if so what action could be taken against me..small claims court maybe a ccj etc i will be moving in with a mate on the cheap but maybe hope to buy my own place in the future when it picks up again etc opinions advice plz cheers again
  2. .anyone know anywhere i can get buildings insurance whilst i am not living in the house for 6 wks or so ? whats the difference if you lets say go away for 6 wks the house is still unoccupied isnt it ?? wtf its doing my head in i need insuring against fire theft breakins vandalism etc etc urgent advice guys please...or should i just take out buildings insurance anyway online etc but dont tell em im not living there whilst doing it up for a short while..put a single bed and draws in a bedroom etc to go some way to make it look like im liviing there even if not fully moved all my gear in...
  3. should have insured from the date of exchange ? i tried to insure it 1 day after exchange ? whats the difference + it doesnt change the facts that the house is unnocupied tbh fck i will tell em im living there whilst doing it up!
  4. completed the house purchase friday and have been on comparison site moneysupermarket. for a building insurance quote whilst doing works to the house b4 moving in ? ie full rewire new kitchen alarm and some decorating etc which will take 4 weeks approx,got a good quote of £101 from sheilas wheels but b4 taking it out rang em up to let them know i wont be living in it whilst the work is being carried out etc so the woman said take out the insurance online and then ring back with policy number and that they will place restrictive endorsements on the policy whilst unoccupied,so completed the policy online and phoned them back up which was a different operator whom said i will speak to the underwriters a minute...upon his return he said we cant insure you an unoccupied house and that we have cancelled the policy with a full refund ! pillock...so my question is ? how do i get buildings insurance and prob who with in this situation b4 the scumbags break in and rip out my boiler radiators etc trash the place or worse ! cheers again guys
  5. cheers mmm.beer can get hold of him today no problem + he might be ok about moving out mid term as its a couple of weeks revenue i suppose..unless hes got someone to move straight in fair enough i will move out and store my gear tbh
  6. + also can you give your notice in mid term my rental period starts on the 1st of each month but want to leave half way through sep thus giving notice half way through aug ? i obviously dont want to pay a full months rent for sep as i wont be there after the 1st 2 weeks..i would rather move out on the 1st of sep instead if this is the case,cheers
  7. i will be putting in my 1 months notice to leave to the ll in a couple of weeks..to do this properly with some sort of proof of his acceptance signed etc is there a certain form i have to serve him ? like the 1 they issue you with (s21 if im correct) or do i just do it verbally..+ any advice on sneaky landlords tactics to steal my deposit so i can be forearmed! also im not in the tds as it came into affect afterwards.ok cheers again
  8. yeah going for the pay it off in cash option guys..but having got a mortgage promise in principle from my mortgage broker( whos fee is £ 325 approx to get me the mortgage) he said we wont make the full mortgage application until we get the offer accepted in writing which we now have..and i have to go back to his office mon night to confirm apply and sign for the the full application etc so my question is ...its not too late to tell him that i want to pay cash and not to apply for a mortgage ?? he wont have already done this on my behalf without me signing anything will he ? as he prob realises that he will lose the commision from the lender and the fee he will charge me for getting me a mortgage..and maybe wont be so happy about this ? although for his initial advice,dealing with the ea,putting me onto his solicitor he uses etc i am still willing to pay him for his time to be fair to the guy..any ideas or suggestions how much this could or should be cheers again
  9. no its actually a really nice house well presented newly decorated new carpets central heating double glazing newish kitchen..living room immaculate cracking fireplace gardens front and back driveway for 1 car..needs new bathroom suite, rewiring! although recently decorated! + new patio french doors and other minor adjustments really thats all..tbh mate
  10. have just had an offer accepted for a 3 bed semi £68750 which was 1st on market 28 days ago for 80k quickly reduced to 75k then 69995k as vendor wants a quick sale due to downsizing asap and had to act quickly to get his new smaller 1 bed house ? fair enough..so looks like getting a good deal although was it really worth 80k ? as surely its only worth what someone is prepared to pay for it ? anyway have gone for it anyway as fed up with paying just under 5k rent a yr! but if we are due this new crash does it make sense to buy it now and maybe lose 20/30% of equity..also if it takes 2 yrs for the crash id have still paid another 10k in rent thus surely cancelling out some of the crash..also im going to be paying cash for the house btw..does it make sense to go-ahead with the purchase in my situation ?? the house is a stepping stone to my goal of doing a selfbuild and will become a btl for the long term drawing in 450/500 in rent pcm advice guys cheers
  11. yeah i am swaying towards just paying cash tbh which will still leave me 75k towards my selfbuild project..i got a motgage promise in principle of 147k from my broker/lender so shouldnt have a problem maybe borrowing another 100k for the self build + rental income of 450pcm towards it from the 3 bed semi..hate all these uneccessary mortgage fees! etc its a no brainer then guys isnt it surely ? only thing is though i wont be able to put the mortgage interest relief against my tax for letting the property out ? when it becomes a btl.. as most landlords just finance their btl properties with interest only mortgages purely for this reason dont they ? + what is the tax relief against the mortgage interest exactly a certain % ? because if its minimal maybe it just doesnt matter that much anyway to me in my situation..cheers for the very good advice guys
  12. have recently had an offer on a property accepted and are putting down approx 50% deposit to keep mortgage small (£170 a month) leaving 35k outstanding to leave me a good sizeable amount left of savings for a self build project 2/3 yrs from now hopefully...after visiting my mortgage broker who has sorted me out with a tracker mortgage starting at 3.19% until 2013 from which after that reverts to 3.5% fair enough i thought decent deal..but then he pointed out all the applicable fees starting with his fee £325 for getting me a mortgage in principle to start with which sailed through..£599 lender mortgage arrangement fee £240 valuation fee another £280 redemtion/closing down mortgage fee ? as i only intend to live there for 2/3 yrs then rent it out i realise i will have to change the mortgage again to a btl prob at a much inflated interest rate..(although rental income will be minimum £450 pcm) i am going to incurr the same mortgage fees once again! i do realise its prob better for tax reasons mainly to maybe not pay off your rental property but more so your main residential home..but is it worth all the fees and higher btl interest rates for the sake of only another 35k to purchase the property cash thus being mortgage free at 37 ? i will still have cash savings besides this for my self build deposit and have been told i can put the equity against my self build...what should i do ? cheers again guys + have until monday to decide
  13. JUST HAD A SOLICITOR REFFERED TO ME BY MY MORTGAGE BROKER..£775 TOTAL FINAL FIXED FEE INC £80 LAND REG FEE ? THIS IS FOR A 3 BED SEMI 70K..DOES THIS SEEM REASONABLE OR EXPENSIVE ALTHOUGH MY BROKER SAYS THEY ONLY DEAL IN PROPERTY AND ARE NOT THE CHEAPEST BUT THE SERVICE IS THE BEST OUT OF 30 SOLICITORS ON HIS BOOKS ? OR IS HIS VESTED INTEREST COMMISION BASED ? + AS A 1ST TIME BUYER WITH A 45% DEPOSIT DO I NEED A BROKER WHOS FEE IS £325 FOR GETTING ME THE MORTGAGE DEALING WITH ESTATE AGENTS SOLICITOR ETC I SUPPOSE SAVING ME TIME TAKING TIME OFF WORK SORTING THINGS OUT MYSELF AS WELL...OR SHOULD I JUST HAVE GONE TO MY BANK AND SORTED MY OWN MORTGAGE..AM SELF EMPLOYED WITH 6 YRS FULL BOOKS 27K YR 98% CREDIT SCORE NO CCJ CREDIT CARD DEBTS LATE PAYMENTS ETC
  14. have recently for the only time in yrs of renting made a late rent payment due to reasons out of my control/doing..7 days late to be pracise! but have a nr perfect credit rating and dont want that to change etc for obtaining credit mortgage etc can a private landlord automatically notify the powers that be about this and it being recorded on my credit report or can he not do this for a 1 off ? or is he unlikely to do this anyway as he got his money days later ? bearing in mind that recently afterwards we are at loggerheads as well about other things..can he stitch me up with this to be vindictive in time afterwards ? cheers again guys
