Sarah first revisits MILF in April 2008 when he has bought the property so it would seem the £200k would be his purchase price, but then why would CH4 say it cost him £245k? There isn't a second sale listed. Either it hasn't come through from the landregistry yet or it was a repossession sale? Or perhaps MILF had another Ross-on-wye project on at the same time or Lily Cottage is his home. -- Don't think you can draw a definite conclusion from this one. --- On the Brighton Penthouse IRRC the Sarah Beeny voice over stated that the owner had received an offer of £600k which *would* make a profit of XYZ. There was no claim that the offer was even accepted so no sale.

  4. Everyone talks up their own business/market area a little bit right?! Just so happens she is on the tv - surely that is CH4 agenda rather than Beenys fault? If it wasn't for Beeny imagine who they would have presenting property ladder, probably sophie allsop or some other hideous ramper gushing on about how clever the developers were instead of reminding them they'd been lucky and politely pointing out they were idiots a la beeny. IRRC Beeny always warned people against taking on to much debt, for years before the crash she stated that prices were too high + was first of the property meeja to admit the crash. As you've probably guessed I'm somewhat of a Beeny devotee and will even admit to owning some of her books, and yet i've still spend the last 4-5 years waiting to buy property, so if she is a ramper she's not a very good one! Maybe it's because Krusty and her like are just so awful that Sarah Beeny comes up pretty well in my estimation! --- That said I don't know where she is going with this Teplio thing... maybe she has finally turned to the dark side.

  6. with respect to the above poster I think this is bad advice. All lenders are currently requiring decent deposits and the lower the LTV the better the deals available. Some lenders take into account SL debt, some do not care and won't be bothered if you've paid it off or not. By my reasoning the OP would be in a far better position to buy if they save a larger deposit and they can seek out a lender that doesn't penalise for Student Loans. OP should visit an independent mortgage broker imho - advice is free and helps you get started to DYOR!
  7. I'm just learning all about mortgages myself and as part of my research visited a whole of market mortgage broker for a a free chat last weekend. Funnily enough the topic of Student Loans did come up as the broker asked and I said that I thought they didn't count? But he said that some mortgage providers do look at them and some ignore them so maybe it's just the case that TBS are the wrong provider for you. I don't know how you would find out which ones do/don't without visiting a broker yourself. It's unlikely to be the only reason why you were turned down - more likely a combination of the student loan, low deposit or high ltv and/or low salary etc. Also worth getting a hold of your credit report and checking that it is as squeaky clean as you think it is!!
  8. Agents pay extra and the property is highlighted in the search results or a buyers saved searches. There is nothing 'premium' about the house, unless you take it to signal desperation and vendor being willing to accept offers!

  10. Premium listings seem to be highlighted in my saved properties listing. Previously I only saw premium listings for new build off plan type things but recently a few of the other properties I have been watching has all at once acquired this status. I've noticed these have been on rightmove for nearly or over a year so I wonder if it is somthing that Rightmove are offering for properties that are stuck on the market.
  11. I wonder is it really possible to survive on a minimum wage job? I doubt I could live on £13k without really struggling. In recent times people have appeared to be coping, but you wonder how many people have beneath the surface been sleepwalked into horrific debts during times of easy credit. Unless you manage to get into council or otherwise subsidised accommodation your housing costs are going to eat a huge part of your income - that is the real tragedy of housing boom. I haven't read the article (link?) but this sounds like a very sad story, she doesn't sound like she is very clever, and certainly she has been badly advised. I don't know why people are calling her a chav or saying get a proper job - she works in a care home ffs! Not everyone can be in IT, a lawyer or banker! Without knowing how she got into debt, I can't see any reason for everyone on here to get angry at her.

If/When someone sets up that website please let me know as i've got tonnes of renting stories to tell.. recently left a flat.. was about to hand in my notice anyway as landlady was a nightmare when i was given a one month eviction notice for "erecting a satellite dish without permission" ... given that i had no tv (which she knew as she regularly let herself into the property and had a nose around) and there was no satellite dish I was somewhat bemused!
