  1. Marrakech is a great city the place already has a flood of tourists coming in on the low cost flights so rental will be high. You go up Atlas mountains to ski. I am a big fan of this city of culture and on my recent trip found myself looking into buying here myself.

    as you say the crowds come.

    Talking of other investments I understand the Bank Guarantees on the Paradise Golf & Beach Resort have started to arrive

    a close friend of mine has just got his, I looked into buying on here before but looks like I have lost out as Property Borders told me

    there is only a few units left for sale.

    Anyhow Port Lixus is much nicer then Paradise and more exclusive so I am told, I will keep my investment eyes open for you Morocshock.

    Thanks Fip, All we need now is the low cost/charter flights to come into Tangier airport and we will make a packet on our investments. Have you heard anything about a bridge linking Port Lixus with the town of Larache?

  3. Fip sorry I missed your post as Morocshock said the beach is fantastic big and wide with sand dunes towards the back. I did look at other resorts with Property Borders like the Tanjah Golf & Beach Resort site but for me Larache is the best the river just sold it for me. I am looking into buying in more than one resort in Morocco so I have all options on the table.

    Fip have you booked your flights yet to Morocco? you must be looking forward to it. Its a great time of the year to be in Morocco before the crowds arrive.

    If you see anything else worth investing in let me know 4 eyes better than 2.

  4. Morocshock - no I cant see very high price growth on the Port Lixus condos. I think they are price much too high, should be nearer £40000 to hit the sweet spot.

    Here's a comparison; Ive been offered a small brand new villa for £50000 now AND YOU GET All your money back in 4 years plus 42% interest. So I end up owning a villa for nothing! Now thats what I call an investment.

    The downside is Ill be one of 30 partners in the resort so if it goes wrong I could lose the £50K, although I have to say the directors are very impressive and thorough even producing an immense eco plan for the site.

    I think your wrong Dogbox always remember location location location with the suites being frontline this is what makes them so special, if you get any closer to the ocean you would be in the sea. Thats one of the reasons this is a better investment then Siadia that offers no frontline properties.

    You cant compare with some place unheard of on the other side of the world, you would spend most of your life just travelling their, you get what you pay for at Port Lixus and that is a top class resort in a great location only 2 hours 30 mins flight from the UK now try and beat that?

  5. Picnic, I disagree, I thought it was great news for us Moroccan investors that the Spannish market is losing traction.

    Ive noticed more and more Spain based property agents are diversifying into Morocco.

    I would take this opportunity though to remind anyone considering Morocco to think about oversupply which is the route of Spannish woes. The Governments Plan Azure sites offer a unique proposition and as there are only 6, supply is limited, indeed only one is on the Med coast.

    Those expecting big returns on the 'ten a penny' one off developments will be against masses of new build competition over the next decade or so.

    BOMBS - I expect one soon, but life goes on and in time the troubles will pass.

    I would agree that the Plan Azur resots are special and especially Port Lixus a smaller more exclusiive resort with the roman ruins of Lixus close by.

    The fact that the king would like to make northern Morocco a special case for development, means this will help Larache and Port Lixus as the government are particuarly keen to regenerate Larache so our investment here will be safe. I can see big price growth in this high class resort what do you guys think?

  6. Yes I can agree with some of your points but not all.

    If you buy in lets say Morocco at least the agent will understand the country and not get all his info from a book or website.

    But from a legal point of view I can see what you mean.

    Best to steer clear of any foreign agents and use a home-based UK agent. Its much easier to pursue any claim for a breach of the pre-contract agreement or misrepresentation and recovery of any such deposit monies if the company you have signed an agreement with is a UK company - even though such an agreement may be subject to applicable English law.
  7. HI Adams, Sorry to hear what happened with your reservation

    Port Lixus has some great beaches I am Moroccan as you can see from my name and have family who live in the Larache area, Larache is going to change a lot in the next five years. The hills just behind the beach are great for trekking and bird watching.

    If you have any questions on the area just ask me.

    But I did sign a contract - albeit a reservation contract.

    The pre-reservation agreement is a contract in itself - not an agreement to purchase - but an agreement to reserve a specified unit at a specified price/size prior to the sales contract. It is legally binding when the reservation deposit is paid and the agreement is signed by both parties. They usually state that the deposits are fully refundable should the buyer not wish to proceed after receiving the sales contract to purchase.

  8. Yes I agree Port Lixus is a stunning resort I recently was there on a viewing trip and loved the place.

    At the moment its a bit of a building site the villas are getting built & thier is a lot of mud around as you can imagine, the beach is big and wide with sand dunes as you go further towards the back of it.

    Morocshock the river is simply breathtaking and I understand from Mustapha at Property Borders who is from Larache himself & showed me the site that a lot of birds come to this area for migration (not the type you find in nightclubs by the way).

    I do think that Port Lixus will stand out from the crowd of other resorts getting built.

    The motorway linking the resort to the rest of Morocco and the airport can only be a good thing, also the nearby ruins of lixus will

    help bring in the tourists.

  9. Its quite simple all you have to do is check to see if the agency are a member of a recognised organisation who will have already checked them out.

    These organisations are the likes of AIPP or FODAC Federation of Overseas Property Developers Agents and Consultants.

    Secondly I would if I was you check with companies house to see how long the agency has been trading.

    These basic checks could be the making or breaking of thousands or hundreds of thousands of pounds.

    More ideas on how we can safeguard our investments from hungry agents are most welcome.

    Invest only when you are content with the correct info.

    Contact the Moroccan tourist office they will give you names of agencies they trust. Some agecies hide behind a website and dont even have a address I would not buy off any agency that has not even given the address.

  10. This happens everywhere on pre-launch. I've been stung in both the UK and Dubai AFTER contracts have been signed. The developers always get their way. They can increase the price of units and add the costs or decrease the size by up to 5% and not have to pay you back (Crosby homes in Leeds!)

    Things have gone quiet here, what do you guys think in general about Port Lixus?

    My opinion is this will be a fantastic investment better than Saidia with a natural river around the resort and the site of lixus also close by.

    I was at A Place in The Sun at the weekend and noticed there was a lot of interest on the Property Borders stand for this resort

    and no it was not for there Moroccan muscian who was playing Moroccan live music lol

    yes it is for sure 35 mins from tariffa, on of course the fast ferry you can check this with travel companies.

    And freeman i think the paradise beach & golf resort will be a top investment becouse for 1 thing it will be close to future tunnel link, and tangier region prices will always go up as its close to spain only 9 miles away.

    Dogbox the atlantic is not colder than the med in morocco would you believe it very slight changes sometimes more windy but this will be good for golf lovers, yes it can also be hotter than the med in winter would you believe it?
