  1. This is what I really need to find out. Basic jist is that last year there was a fire by my flat and it caused bad smoke damage and some structural damage to the place. It was deemed uninhabitable by the insurance people and so I didn't pay rent until the work was completed to fix it and my LL got a loss of rent payment. However, the arrears still build up on the agents accounts (as it would) until the insurance companies paid out. I think this is the problem as if the ref asked the question: "has the tennant ever been in arrears?" then unless they specifically told them why - they would have just put down YES. The new agents don't hold the information as the checks are done by a third party. All they have been told is that the application was declined as they had an "unsatisfactory" ref from my agents. My question is - can I DEMAND to see a copy of the ref that my current agents did?
  2. Forgive me for charging straight in (being a newbie and all) but I figured after reading some of the threads that some of you may be able to offer advice. I've had lot's of problems with my current agent (too long and boring to go into at the moment) but it boils down to me trying to move. After finding a property and not only paying the new agent a ref fee but ALSO my current agent (to do the ref!) - I am told that the agent has given me an unsatisfactory ref. The agent I was going to go through has no further information although were as helpful as they could be as they'd been made aware of the problems at the viewing, as the ref itself was done via a third party company. What information can I legally request from my current agent? I would like to know the details of what they have said, as I am certain that most of it can be put down to the "problems" I have had with them. Also I was wondering if anyone can advice how to get around this problem? Will agents take character ref (solicitor maybe?) and employee ref only? Any feedback would be much appreciated
