  1. I disagree that it will have any effect. If anything it may do the unintended and make more people ask for raises. It's 100% employee's market out there right now in most industries.

  7. I think you'll find a building which isn't being tended to / lived in deteriorates fast. And keeping it up to scratch (to sell) costs money. Also, I'm assuming the developers aren't all in cash. They will have banks financing a lot of it. Interest costs.
