  1. OK, for those of you who didn't understand my original post, I apologise! Let me try to explain once and for all.... The figures I first posted are the total number of transactions that we received in our monthly updates from the Land Registry. NB: these transactions are for no specific time period, they are just the transactions that the Land Registry processed in that month (not when the sale took place). The second set of figures, shows the number of sales per month based on when the sale took place.

You can probably assume that anything over 3 months old is more or less complete, so next month we should be able to look at the overall Jan 2006 figure. Note that the average_price is simply the mean average of all sales, no weighting or clever regression techniques involved.

When I say: 26th April 2006 - 58,626 for 2006 - 9,731 for 2005 - 68,357 total This means that on the 26th of April 2006, we received a total of 68,357 sales records from the Land Registry. These records consisted of 58,626 sales during 2006, and 9,731 sales during 2005.
  5. Hi, The figures I've posted are purely the amount of transactions we have received for the Land Registry. Each month we get notified of new transactions spread out over the previous 6 months or so. I guess the figures I have posted are somewhat misleading as they don't describe the amount of sales in any particular month, only the amount of transactions we have been sent from the LR. If I get some time I will prepare a report for you, or the amount of transactions in each month. Paul We get the data the same time as everyone else, however I think we were the first to process and upload it to our site this month.

  8. I would make your proposed change on the article page, but then a leave a note on the discussion page with your comment about the change. I will look to see if we can make the discussion page stand out if it has entries, but as a matter of course people should go to the discussion page if they want to comment on anything written on the wiki. Yes, I'm sure we can get some FREE HPC t-shirts for the most active wikiers!

  12. You could do this just once on OurProperty.co.uk and then have us automatically e-mail you any sales within 500 metres of those roads each month. You just need to set up some alerts on the e-mail alert page: http://www.ourproperty.co.uk/alert.html

  17. Homeless this is nonsense you are spouting. Hardly anything has changed. We are a small business and my only sector interest now and for the past few years has been classified advertising if anything our business will rise in the run up to a crash and throughout it we certainly don't have a protectionist adgenda. I believe in adding value and transparency is the route to profit on the web. It might interest you to know that every major bank in the UK and most firms in the property sector at one time in the last year have approched me to advertise on OurProperty.co.uk and do you see any of their adverts? The reason you don't is because we are not like other web companies who sell adverts to just anyone we have been building up a loyal base of users very successfully and we are very choosy about how we work with advertisers. Fubra does not follow the gravy train and bleed as much cash from things as possible as you suggest we are set on long term goals and we are stable so that we can do this. I am confident that the good members here realise that and will stick around. If you feel in some way the site is less independant then tell me everyone why because as far as I am concerned our involvement serves to protect the sites independance rather than detract from it.

I think there are two prerequisites that will determine the success of your endeavour: 1) That you correctly identify the trough, and when to buy in your next property 2) That banks don't severley tighten up self certification mortgages, such that they make you declare your full financial position (e.g negative equity on property 1) Just my 2 pence Paul

  20. I just wrote a massive long post but I think it boils down to the following formula. Brendan's net position compared to STR'ing = Price change of his house in time period + (Difference in amount saved on mortgage payment vs amount he could have earned in interest on a savings account) E.g. if he saves more on his mortgage vs a savings account than his house falls in price, then he will be better off than if he STR'd. Given that the best saving rates are only slightly short of the best mortgage rates, let's assume that the difference is 40% (the amount of tax he has to pay on savings interest, but doesn't pay tax on mortgage interest saved) So to work out the benefit we have to do: 40% x interest rate (5.9%) x Amount Repaid on Mortgage If this exceeds what his house falls in value by, then I think he is better off.
  21. Save money on your petrol/diesel or lpg by going to the cheapest petrol stations rather than the first you see with this new Petrol Prices site.
  22. It's nice to see that these new pension rules are actually making people get a little excited about pensions. Since the governments goal is to get more people to save more money for retirement, I think the new pension rules will definitely help towards that.

If I recall correctly, there is a maximum limited to what you can pay in to one of these new pensions per year (I think it is something like £250,000) and there is also a limit to how big your pension pot can grow to before tax relief on contributions stops (I think the total is something like £1,500,000 adjusted for inflation). The government will get there tax take when you retire and start drawing an income from your pension. So by not paying the tax now, you are just deferring it, sooner or later the state gets its cut!
