  2. Nice One of the things Belvoir Colchester charged me for was to redo the seal round a bath that had went mouldy in places. This was a bathroon with no outside window and I had been living in the property for over 3 years - charged me £80 Edit to add: I think that's what they mean by a professional ethical service

  5. Received this from Belvoir Colchester today. Lettings Agents Fees have exploded in cost in the last 10 years. I dont see the value in all these contract, check in, check out fees etc - just looks to me a transparent way for the Lettings Agents to take money direct from the tenant, In my experience Belvoir Colchester also try to be creative on charging tenants for wear and tear and cleaning of their properties when they give notice - avoid. Are they scaremongering scum? Dear Unsafe As Houses Many of you will have seen or read recent media reports that tenant fees appear to be part of the political agenda in the run up to the General Election on the 7th May. As a letting agent I am not interested in promoting any particular political party, but I do feel that it is important to alert you, as a valued client, to the potentially damaging outcomes of Labour’s proposed policies. These are policies that will be extremely detrimental to you. Ed Miliband has categorically stated that, should he get into power, he will abolish all tenant fees. Whilst at first glance this might sound as if it is a good thing for tenants, I can assure you that it will have the opposite effect. Should tenant fees be abolished these costs will be passed to the landlord and if this happens there is a very strong possibility that many landlords will either increase rents to recoup their costs or they will withdraw from the market and sell their properties. Either of these scenarios is bad news for tenants. Should landlords increase rents you will obviously have to pay more each month. (Recent research shows that since the abolishment of tenant fees in Scotland tenants pay on average an extra £159 per year more than previously). Alternatively your landlord will decide to sell their property and give you notice to quit. As a result there is a very strong possibility that you, and thousands of other tenants, could lose your homes and find it almost impossible to source another rental property because the supply of good quality accommodation will dry up. Neither of these options is particularly palatable, but I can assure you that this is what will happen if tenant fees are abolished in England. I believe that the fees that I charge to tenants are fair and transparent and set at an affordable level to cover the costs incurred in providing a valuable and quality service right through the process of moving into a rental property. Abolishing tenants fees may result in a reduction in staffing levels and indeed many letting agents will be forced to close, leaving tenants potentially vulnerable to renting from rogue landlords who will not have their best interests at heart. Belvoir’ preferred choice is to work with government and other agents to agree realistic fees that will  Prevent tenants from losing their homes  Stop tenants from having to pay more rent every month  Protect the future of the Private Rental Sector  Provide tenants with good quality service from an ethical agent Lettings agents supply a valuable resource in the provision of residential housing and good self-regulating agents want to help shape the future of our industry by working closely with government. I ask that you to support my position not to abolish tenant fees and help protect the future of honest and ethical letting agents such as Belvoir, who provide tenants with a professional service.   6. Yes, In London and areas of the south cavity walls didn't become prevalent until the 1930's but up north it was much sooner - there are many houses built in early 1900's with cavity walls. A house I lived in was built in 1910-ish and had cavity walls. How would you judge which pre-1930 houses have heritage value? The plain 1930's built houses were referred to by contemporary critics as 'Jerry Built Houses' - being plain and apparently so poorly built it looked as if the German had built them (quite ironic that now).   7. I don't think EPC's are very accurate at all/ I'm sure there's been a HPC thread on how cr*p EPCs are at some point.
  8. A mix of housing stock makes towns more interesting. Our towns and cities would have looked a lot more cr*p now if the 'slum' clearance and new builds of the 60s and 70';s had been more prevalent. Generally, the best old housing stock from each era has survived. For example, a lot of the back-to-back Victorian terrace housing and rookeries have gone, whereas the better built Victorian villas built for the more affluent have largely survived.
  9. Yeah the valuation data is about useful as Zoopla's valuations. I guess they would get lots of complaints if the valuations were not far too high and going up steadily year-on-year. I'm currently buying a house buiilt in 1900 according to the land registry and this is the year that also appears in the building survey I paid for. I assume the surveyor just looked the house up on this website. The valuation of the house in the survey actually says, 'Based on properties of this age and type in this neighbourhood and the current state of the property market I value this property at 'x'. If the data for certain streets is extermely unreliable as I suggest then the valuations that take it into account of are similarly unreliable. The data needs serious clean up
  10. How accurate is the Land Registry's Year Built data for properties? The year built data is available here: http://www.mouseprice.com/house-prices/sw17+9rd (you have to regsiter to get the data but registration is free) The year built data is used by surveyors in property valuations and surveys - but how accurate is it? Anecdotally for me - it's woefully inaccurate. Here's one example a street in SW London: SW17 9RD: https://maps.google.co.uk/maps?q=SW17+9RD&hl=en&ll=51.41969,-0.15044&spn=0.000013,0.009077&sll=53.655016,-1.787682&sspn=0.055547,0.145226&hnear=London+SW17+9RD,+United+Kingdom&t=m&z=17&layer=c&cbll=51.419693,-0.150175&panoid=xpRpdlyAQoBSfDmxQwahNg&cbp=12,155.61,,0,2.33 The houses on this terrace all look to be built about the same time judging by the design and alternative gable pattern of the block - yet the year built data varies widely: No 190 is the house on the right - the next one on the right is 192 and so on... No 190 - buiilt in 1936 No 198 - buiilt in 1918 No 200 - buiilt in 1919 No 202 - buiilt in 1935 No 204 - buiilt in 1906 No 210 - buiilt in 1930 No 214 - buiilt in 1910 No 216 - built in 1918 No 220 - built in 1930 No 222 - built in 1920 (Where not stated above year built data is missing and I've excluded the houses that have been converted into flats). I see many examples of such streets across England. Where does this data come from? And why is it so inaccuarate? It looks like someone (a homeowner? surveyor? land registry employee?) is just having a guess and not even looking at the equivalent data for adjacent properties.

I thought we needed a more light-hearted thread given all the doom and gloom news we've had of late. So here it is - let me set the scene... You've applied to appear on LLL and, after some minimal vetting, you're shocked to discover that the anti-Christ herself and her faithful gimp want to 'help' you find and buy a house. The gruesome twosome are expecting the typical house hunter that appears on the show - i.e. more (borrowed) money than sense - and are in for a shock. However, what would you plan to say? If you come out with things akin to the following then your episode will never get on the telly: [After advice from Phil to Buy Buy Buy the shithole he has just dragged you along to view]. "Phil, didn't your property finding company go bust in 2009 and you declared yourself bankrupt - as if I'm going to pay any attention to your advice." "400k for a Basement flat down Brixton is a 'canny investment? Are you having a ****ing laugh you blue-suited tit?" "If you think it's such a bargain then you buy it you heifer." [After Kirsty offers to negotiate on your behalf]. "No thanks Krusty... sorry Kirsty... I've seen you try to negotiate on previous episodes of this show. I tell you what, give the phone to the grownup and, make yourself useful, get me a pint and some dry roasted from the bar." You have to be a bit more subtle, such as: [Krusty's gimp has just shown you round a house for sale over your budget you specified]. "Thanks Phil mate, but I only earn 25k a year and I would need a 125k mortgage to buy that house, that's five times more than my annual income. Do you really think I can afford it?" [Krusty the Clown tries to convince you that she's got you a great deal with a 5k discount on a 300k house]. "Thanks Kirsty, but according to Hometrack the percentage of the asking price achieved for house sales is currently 95% on average - for a 300k house that equates to a 15k discount. So with your legendary negotiating skills I'm sure you can do much better than 5k." What other things can you say on LLL that would get the HPC message across, still get on the telly and not offend the two imbeciles (too much)?

    If we do get a crash in 1-3 months - Milliband and Balls will be get elected the following year with evil plans to stop the correction and hopefully reinflate the market
