  1. Hell it's been a long time since I've posted on here......got a bit bored with it all. Then I came accross this: 20 Apr 2004 91 Crown Heights, £211,995 31 Mar 2008 91 Crown Heights, £145,000 That's a staggering £66,995 off original price.....an eyewatering 31.6% Warms the cockles of m' heart. If they drop another 30% might consider getting myself a little crash pad.
  2. It's so tempting to get involved in pay back in these circumstances. I don't think it's just the fact of losing money.....it's the awful indignant feeling of realising you've been "had over". The only way to ensure you don't get stung is to check/log everything, annotate inventory, take photos, keep all communications, be careful what you write/sign, read-up on your rights and obligations. I once got "done over" by a LA/LL....every tenancy since I have had FULL deposit refund.
  3. If it makes you feel better, sure, claim it as a success for your free advisory service.....however truth is I came across the thread after the event. I'll pass on your "advice" to now try and sue the LA/LL however.

I really think your trailer straplines need to be changed to "Taking my advice is likely to cost you dear" Seems to me you liberaly give out advice without the slightest inclination of what you are talking about or the repurcussions of it. Today I got a full deposit return when the LL/Agent tried to make a claim on my deposit and I found out that they had failed to lodge it with TDS. I am glad for the full return, I wouldn't be dumb enough to try and now pursue a "compo" claim through the courts.
  5. Trouble with the Wilsons is that they are not always 100% upfront with the truth and are full of bluster. There's a lot of ego behind their motivations and not all of it is based on sound business sense. For quite some time they have set themselves a goal of "1000 properties" and the title "BTL Billionaires"...I think those goals will be the ruination of them. On that radio link Fergus said he had 875 properties, that's around £200M exposure and I'd guesstimate that in reality (brushing off the bluster) he's leveraged at around 80% possibly more. That'll give them around £40M equity and they are losing around £3M per month in capital depreciation. They have turned Ashford into a monopoly......that fact might just save them as they have almost enough control of the town's assets to effectively price fix the rental market. The jury's out whether they will survive the downturn or be completely ruined in spectacular fashion.....My monies on them being bankrupt by end of 2009.

  7. We sub-scontract a large number of Indians (onshore and offshore) in our UK office from Indian outsourcing companies. We have been doing this for a number of years now (5 years). Their employers are responsible for securing their work permits/visas etc. Over the last 2 years a common trend has started where the employees leave their Indian companies and then work directly for UK ones. We have actualy directly employed some of the sub-contractors. Many now have residency and are eligible to become UK citizens. These (now UK citizens) are very hard working, capable and are net contributors of tax. Whilst I am delighted for them personally and see how businesses benefit from the deflationary wage effect they have.....I can't help but think the opportunities for new UK grads in this industry are now very limited. Whilst I have enjoyed some 15 years post graduation of high earnings to pay for the cost of my education, new grads are looking at very muted earnings.

  13. Okay I admit it......I don't normally condone Trolling but, "EstateAgent" is my satirical representation of two members of my wider family who happen to be real Estate agents. All the bites against my spoof are real though!
