  1. Reductions still happening but the pace of new flats ie investment opportunities springing up shows no sign of stopping 

    Luton apparantly is the one area bucking trend on BTL returns so people still piling in .HTB shows its very obvious price inflation here 

    2 bed flats around 180-200 , a new build 2 build is 280 plus .

    As well as flats alot of new developments of new build 4/5 bed houses ranging from 500-800k again HTB heavily advertised

    Had an interesting conversation over the BBQ last weekend with my brother and his wife; they've been umming and arring about whether to extend their current property or move to one with more space, (kinda ties in with the above poll - affordability & consequences) turns out its cheaper for my bro and his family to move to something bigger than extend. Problem is his wife (my SIL) isn't having any of it - lists of demands regarding location, spec etc has started causing problems between them,  reading between the lines its clear to me she doesn't wanna move, and talking to her one on one shows she doesn't want to extend the property because of "all the hassle".

    Thing is i was chatting to my brother a few weeks previous and told him "you know your kids are probably never leaving home" its just an impossibility given house prices, (as much i would love them to collapse) I think hes realised this and to give him some credit i think hes trying to sort something out for the longer term. Hence the move to a bigger place where his two kids are out of their box rooms t but his (stay at home) wife has her head in the sand seeing as i was told  "when they finish their education they can bloody well move out". She just doesn't have a clue and the worry on my brothers face is actually quite noticeable now.

    FWIW i voted for "they never will" as much as i would love to believe otherwise, but i just cant see anything changing and it really pisses me off although i'm slightly conflicted insofar as i work in the building trade so if there ever was a downturn i'm pretty much f@*ked. 

     

     

    Guy at my work just remortgaged to extend house as needed more space as kids still at home  and doesn't look they they will be moving out anytime soon

    Sales have had to reduce asking prices, I know that the last remaining plot in the initial phase of a site in Bedfordshire has been reduced from £550k to £500k to  get a sale ( 5 bed detached). The other plots in that phase were H.A. and shared ownership, so not a great reflection on private sales figures.

    Afaik only 30% of the next phase have been bought off plan so far, all are private ownership and HTB, again afaik.

    Bedfordshire is chock full of developments and some of the prices I have seen are insane , from my house alone within about 500meters there are 2 new developments a further mile or so down the road there is a huge development on the old vauxhall site.

    I live in Luton but work in Hemel / Bracknell and in those 3 areas if you told me there is a lack of building I would imagine you are blind , as you can't move without seeing some kind of development going on especially ''luxury '' apartments

    Saw a 300K drop in Northants last week.

    I wouldn't say Luton is struggling yet , have seen some reductions but plenty still selling , new EA offices opening .Luton is still picking up the London people moving out or london workers just deciding to commute from further away.

    Reading this, I was absolutely staggered... How is he managing to get nearly 800 quid a month rent in Bradford?!

    If those numbers (twice as much rent as mortgage) don't add up then it's obvious that S24 really is going to be a game-changer. Still interesting that many landlords are only just starting to get their.heads around this...

    A lot of London types recently started "investing" up here in the north too, nearly all of whom will already be higher rate taxpayers...

    Going to be brutal...

    Another way to look at this is these jokers repeatedly claim those renting can't afford to own when actually it seems the renters are paying double the monthly  costs to rent over owning ..
