  2. What did the EA class as well below? When i speak to EA's they always think 5% off is a good price.

  4. And the best bit is that the photo's show the waterfront and collage green, but the flats are on hotwells road and have no view of the water (they might if you lean out over the balconey), hotwells road is the most noise and busy road in bristol, I know i walk along it every bloody day!!!! ril

  7. Not sure, it may because its spring in most people mind sets, xmas is out of the way and the weather is getting a bit better, there is always a surge in spring,

I live in BS1 and around me there is more house are coming on every day, in one street there are 4 exact same house's for sale, everybody I meet seems to be selling there house and lots are awaiting March 1st to put there house on the market, I think there is currently a big oversupply in bristol city centre and its getting worse every day.
  9. I have been watching bs1 on rightmove and keeping a note of new property's in the last 24 hours and there is an average of 5 per day coming on and it is rising. A lot of the new ones are coming on for less £ than some of the crap thats been on for 6 months. Also noted that a high percentage of them are no chain sales. ril

  11. It is a lovely house but if you look on rightmove there are about 50 others that look the same (but i don't live in torquay) and they seem to be average of about 150K.
  12. Its all the people from the expats forum leaving for AUS, lots of them go and hope they will sell the house in UK once they get there, if the don't they will be in trouble.
  13. I went to a EA mortgage adviser that almost wet himself when I said we earn 80K a year, he then went on to show us some crappy 1&2 bed flats that would only cost us 1k a month, I left after that and found HPC website. ril

  15. I think march is going to be a interesting month, I know 4 couples who are putting there house for sale in march and by reading the expats forum it looks like half of the forum is waiting for march to put there house on, supply and demand will rule this market.
  16. Better area's never seem to rise/fall as much in a house bubble, looks like reigate is 20% over, but bearwood is 100% over, its going to get messy in bearwood i think.

Just offered 175k on a £250k house (30% off) in bristol, and they refused, but did drop to £220K straight away (12% off), so not bad going so far, i'm in no hurry and they have already bought an other house and I have no chain!! I'll wait and see what happens I am not raising my offer. How long do you think it will take to crack them? (they are downsizing) ril
  21. 4.6 time is a lot, most good advisors would say 3 times is as much as you should take on, can you afford the payments if interest rates go to 6%? ril

  23. If they now accept your offer i would drop it 5% straight away for lying to you. ril
  24. Just being nosey, but was your offer well below asking? 10% 20% 30% off !!, if the agents think he can get better he may not pass it on, I would pop a copy of the offer in the post to the seller. ril
