No longer waiting, After watching the Brighton market for months I made the decision that I could buy a much nicer property if I moved from the city and have purchased a two bed house in sunny Eastbourne. I love Brighton but traffic is terrible, petty crime is high and property prices ridiculous, there are only so many 1 bed hovels you can look at before looking elsewhere. I hope that someday Brighton will reach a level of sanity however with so many people having bought into the bubble I am sure that this will be a slow and painful process.   2. Please convince me otherwise! However, Low interest rates mean that, for myself, it is now cheaper to buy a place of the same size as I currently rent. 20% falls in prices mean that many of the people who have mortgages cannot sell at a lower percentage due to negative equity, unless they are declared bankrupt or repossessed then their homes will not go on the market reducing supplies of new homes. The buy to let boom has also reduced housing stock, meaning that unless a massive percentage of the BTL brigade are forced to sell up then you have another limit in supply. Thankfully, IMO there is no cause for a new boom when you factor in miniscule wage inflation, probable rises in interest rates in the medium term, rising unemployment and a weak economic outlook. Only monkeys pick bottoms and I am not a Bull, I want to see prices fall further however I am guessing that from here we'll see a stagnant market for a couple of years with small dips and rises but without a further crash in prices. Nobody seems to be able to provide a reasonable account for why we are due to continue crash course without referring to hypothetical graphs, sheeple or right wing nut jobs from the USA going on about hyperinflation/Wiemar Germany, shadow governments and lizards.
  3. I think Brighton has further to fall then elsewhere on the south coast. Hopefully the falls will seem even higher when buyers stop putting houses on at ludicrously inflated prices. I was thinking about buying but I've decided to rent it out for a while yet as there is precisely NO sense of reality in the Brighton market!
  4. Good for them. They tried to negotiate down the £2million asking price on one place to less than £1.3 million. Very HPC friendly. Kirstie and Phil seemed embarrased and disgusted in equal measure.

  6. Hi all, I am part of this mythical upturn. FTB, savings, steady job (touch wood), above average salary, 25% deposit. I have looked at property since the new year, viewed about a dozen properties and registered with half a dozen agents. And I am NOT buying. There seems, in my area, a few properties selling but only after 25% discounts from peak. Everything else just sits there, properties have been on the market for ages, EAs are claiming that prices have no more to fall, vendors very reluctant to negotiate a fair price. I don't know if this is reflected elsewhere but as far as I can see the increase in viewings and enquiries is not translating into sales. On rightmove there was a short flurry of sales in my area in mid January but this already seems to have worn out. Patience is a virtue!

  8. Don't know but marriage may be somewhat dicey already. They had a hideous smugness about them when they bought last autumn but are already looking like they need a good night sleep, rather stony faced of recent.
  9. Its not so much that houses are falling in value in Brighton, rather that nothing much is selling. There are a few vendors taking eye watering hits on their perceived home values and a handful of mad buyers. A couple moved into the street I live in a few months ago, newly weds, modest incomes after somehow getting a mortgage for half a million pounds on a cramped 4 bed terrace with no garden.

  11. To add to your irritation these ultra low interest rates are paralysing the housing market. In my area (Brighton) there are hardly any new properties going on the market, hardly any sales and an glacial speed to house price falls. I've decided to extend by at least another year the day I finally buy a property. It is an utter disgrace that we are robbing prudent Peter to pay for the mistakes of feckless Paul.

  13. If you sniff dishonesty from the ea, very easy to do, your best off avoiding that ea and that property. Remember eas are better at lying and being dishonest then most vendors will ever be.
  14. 'Sheeple' originated in the American south, used by rightwing shock jocks to describe anyone who denies that the world is run by lizards who live in the centre of the earth. On principal I wont use it as it signifies contempt for your fellow man and the same idiocy it is supposed to condemn.
