  3. Alba, Reverant_Cat, There are properties not selling at auction... That is completely unheard of for Aberdeen.. Take a drive - everything is on sale.. No prices advertised..make an offer... Ryden/CBRE etc.. Multiple properties for sale in Kings/Queens prime commercial/residential locations.. Sure people are listing listing rents and for sale at stoopid prices... but nothing moving is the word on teh ground.. I have walked past multiple houses for sale... Empty inside..all contents gone, grass overgrown..deserted!
  4. Loads more flats swelling onto ASPC - Over 820 now for rent..yet people are still listing them at ridiculous pre-crash prices... 3 bed flats for £1000-£1200 and 2 bed flats at £750... Do they not log onto ASPC to review prices and understand the pent up demand from landlords? I see a few smart cookies coming on, under cutting competition and renting out v quickly.

  9. Agreed Alba.. Its very frustrating as they are trying to legislate and also a revenue stream for the council & Government and yet they do nothing..
  10. If rented via agency they they are the ones that should be registered i believe but all properties should be listed even under that agency. Report them if they are not..
  11. I forgot to mention that i looked into renting to local authority. they normally give a 5 year contract + yearly inflation. Does this mean that the tax payer is contracted in for 5 years at over market rates even when a market crashes?
  12. Holy Moley!! No wonder everyone is a landlord in Aberdeen .. The LHA needs to be cut dramatically as the rental market has collapsed. You can get a 1 bed for £400 and a 2 bed for £600.. The LHA is more than the market average now .. the LHA is the market

Lets not forget the more houses, the cheaper the rent, the less HB the council needs to shell out and the more chances they have to clear their council housing lists and also provide affordable housing to council workers (Teachers/Nurses) etc .. to build houses now will cost the council way less in the future and more council tax returns too so personally i think its a good job they are approving more housing and the road infrastructure now starting to go in place.

Drugs Dodgy areas a stone throw from aberdeen - torry, mastrick, tillydrone, Balnagask, Sandilands, Manor, Logie, and Byron Junkies Drunks Inproportional influx of non-english speakers converting parts of Aberdeen - Polish etc Murders now happening on a regular basis - Even a single murder has been unheard of for years - now it seems weekly Sometimes even during daylight i feel scared just walking down Union Street in the middle of the afternoon I think as the bust spirals, conditions will only get worse as the money flight continues..

  18. exactly, it costs Milne about £60,000 to throw up one of these houses..he is getting £233,000 a unit...i think his profit margins are okay for now.. I think Countesswells properties will be snapped up pretty quick due to location and the AWPR coming online soon.

  23. So here is where i think the big crunch will come for Aberdeen... What happens when University places are no longer free... Free university places cannot keep on going with the massive amounts of debt being carried by the UK.. especially as arguments over 'Free in Scotland/Paid for in England' exist. Aberdeen i think will almost immediately revert into a ghost town. Lets not forget that students are exempted from council tax payments
