Either a good cash offer to move fast and withdraw the property or it is going to a friend of the EA/Solicitor, happens a lot, I know of a dentist who was going out with a lawyer, when probabe properties came through her desk she would call him, make a cash offer and the property would neve make it to the open market. Between them they built up a sizable portfolio at other peoples expense. It all came crashing down a few years ago when the wife of the dentist found out what was going on

  6. hahhahhahh what a joke, this has been on the market for a long time, can't remember how long but its over a year. I will never sell for anywhere near 1m, I would be surprised if anyone paid over 400K for it. Estates 4 Sale appear to have taken over all the Peter Brown (closed down EA) stock. Funny how keeping all the prices the same and changing the agent/logo they exect the business model to work.
  7. hahahhaha yes they also missed the very small garden for a house of this size in the new listing. Maybe the owner will accept 400 and the purchaser will feel they have got a 10% discount. This apepars to be a new tactic by Southport EA's Peter Brown has gone bust and a lot of the properties have been taken over by Anthony James many with an increased asking price, others have moved to new agents and again raised their asking prices, saw one on Crescent Road that had reduced over time from 590 to 525 and not sold, now back up at 590 with a new agent.... Still nothing in this price bracket is moving so time will show where this ends.

  11. All valid points, I think that the fundamental questions are how much would you pay to use facebook or other social site? What is it really worth as a company?
  12. Time will certainly tell how Facebook and others evolve or die. In the meantime I think a lot of people will make/lose a lot of money on social ventures that rely on their customers to produce all of their content. Happy to be wrong regarding picking specific winners/losers. I think that some of the comments here along with the many posted on facebook when they looked at charging for their service show just how fragile social business models are. The real winners to date have been the broadband providers both fixed and mobile who have evolved their business models and have been saved, at least for the time being, from becoming dumb pipe utility companies. Future winners may be the MBA vendors that will have an endless supply of case studies.

The advertising revenue alone is not enough to justify the insane valuations these companies command, they will come under pressure from new start-ups with the next big thing etc, etc http://market-ticker.org/post=176313 It's all down to the greed of the markets looking for a quick pay day/bonus instead of investing in long term R&D cycles that real businesses require. The system is wrong as shares were ment to allow business to raise capital to invest in growth/futures etc now its simply to raise as much cash as possible to pay out the latest bonus/pension shortfall.

  15. Hi, not posted for a while, Victoria road is the road in Formby, LFC players and local business people. Victoria and its offshoot roads have seen a lot of development over the past ten years, many old places knocked down and replaced with mcmansions. Looks like lots of people are looking to cash in, my guess would be death, divorce and debt. For the prices these are great houses but some of the plots are very small. Big issue is that Victoria Road is the main road to the beach/nature reserve and is almost constantly busy, lots of parked cars, crowds walking to the beach in the summer etc. Not quite what you want on your front door for that kind of money, hence lots of big walls and security cameras.

  23. Just noticed that this one http://www.rightmove.co.uk/property-for-sale/property-27325549.html has dropped £15-20Kand changed agents from Bailey Estates to Anthony James. Someone from AJ EA picked up a house on Crescent Road very cheap last year the price has not appeared in the land registry figures but I believe it was sub £200K another EA told me it was picked up before it ever made it to market, a similar house opposite is up at £590K.
  24. I have posted many times about similar things in Southport, hardly any houses for sale in Southport are cheaper than 2007 prices and most carry a hefty premium on top of 2007 prices. EA's are on a different planet when it comes to valuations. Having said this hardly any houses over £250K are selling so its a waiting game.
