  1. Heres one, almost 3 years on the market and they have reduced 170k in that time. I have to say I will be very surprised if this goes for anything over 500k in the end, one to watch. http://www.rightmove.co.uk/property-for-sale/property-17581522.html Thu Mar 17 23:35:20 2011 * Price changed: £799,950 Offers in Region of £725,000 Sat Jan 2 23:30:07 2010 Brief Description changed: LANCASTER ROAD, SHORESIDE BIRKDALE - REDUCED: An immaculate and tastefully presented modern detached family house which is presented to a high specification and offering very many fine features which can only be appreciated by inspection, including a surround sound system to several rooms. 2. Either a good cash offer to move fast and withdraw the property or it is going to a friend of the EA/Solicitor, happens a lot, I know of a dentist who was going out with a lawyer, when probabe properties came through her desk she would call him, make a cash offer and the property would neve make it to the open market. Between them they built up a sizable portfolio at other peoples expense. It all came crashing down a few years ago when the wife of the dentist found out what was going on

  4. http://www.crosbyherald.co.uk/news/crosby-news/2011/03/10/sefton-council-passes-44m-of-cuts-68459-28307469/ £44m of cuts from Sefton Council this week with another £24m to come, lots of services cut in Southport, the roads are becoming a joke, you need a 4x4 for safety reasons not vanity around here. Can only drive house prices down.
  5. http://www.rightmove.co.uk/property-for-sale/property-28530320.html Back on the market again. ----- Heading towards 500K although it may go lower as the larger house in Palatine Road went for 400K (Repo) I would give a 10-15K premium for similar house on Westborne Road so we could see this one going for under 450K in the end....
  6. hahhahhahh what a joke, this has been on the market for a long time, can't remember how long but its over a year. I will never sell for anywhere near 1m, I would be surprised if anyone paid over 400K for it. Estates 4 Sale appear to have taken over all the Peter Brown (closed down EA) stock. Funny how keeping all the prices the same and changing the agent/logo they exect the business model to work.
  7. hahahhaha yes they also missed the very small garden for a house of this size in the new listing. Maybe the owner will accept 400 and the purchaser will feel they have got a 10% discount. This apepars to be a new tactic by Southport EA's Peter Brown has gone bust and a lot of the properties have been taken over by Anthony James many with an increased asking price, others have moved to new agents and again raised their asking prices, saw one on Crescent Road that had reduced over time from 590 to 525 and not sold, now back up at 590 with a new agent.... Still nothing in this price bracket is moving so time will show where this ends.
  8. Went for £400k in the end, must mean that all those 600k places on the market currently are also worth around 400
  9. Down £75K today http://www.rightmove.co.uk/property-for-sale/property-27023006.html Down £125K since it came to the market in Dec 2009 - Very good road so price drops here will set the baseline for the rest of the area.
  10. http://www.bbc.co.uk/iplayer/episode/b00k9p0w/Afternoon_Play_The_Great_Hargeisa_Goat_Bubble I heard it the first time around in 2009, great material, should be mandatory listening for all A level economics students.
  11. All valid points, I think that the fundamental questions are how much would you pay to use facebook or other social site? What is it really worth as a company?
  12. Time will certainly tell how Facebook and others evolve or die. In the meantime I think a lot of people will make/lose a lot of money on social ventures that rely on their customers to produce all of their content. Happy to be wrong regarding picking specific winners/losers. I think that some of the comments here along with the many posted on facebook when they looked at charging for their service show just how fragile social business models are. The real winners to date have been the broadband providers both fixed and mobile who have evolved their business models and have been saved, at least for the time being, from becoming dumb pipe utility companies. Future winners may be the MBA vendors that will have an endless supply of case studies.
  13. Facebook and other social sites will go the same way. The advertising revenue alone is not enough to justify the insane valuations these companies command, they will come under pressure from new start-ups with the next big thing etc, etc http://market-ticker.org/post=176313 It's all down to the greed of the markets looking for a quick pay day/bonus instead of investing in long term R&D cycles that real businesses require. The system is wrong as shares were ment to allow business to raise capital to invest in growth/futures etc now its simply to raise as much cash as possible to pay out the latest bonus/pension shortfall.
  14. Happy New Year! Here's one I have been watching for a while a good friend is very interested... Original posting http://www.rightmove.co.uk/property-for-sale/property-28199132.html Repo posting http://www.rightmove.co.uk/property-for-sale/property-31132790.html?premiumA=true
  15. Hi, not posted for a while, Victoria road is the road in Formby, LFC players and local business people. Victoria and its offshoot roads have seen a lot of development over the past ten years, many old places knocked down and replaced with mcmansions. Looks like lots of people are looking to cash in, my guess would be death, divorce and debt. For the prices these are great houses but some of the plots are very small. Big issue is that Victoria Road is the main road to the beach/nature reserve and is almost constantly busy, lots of parked cars, crowds walking to the beach in the summer etc. Not quite what you want on your front door for that kind of money, hence lots of big walls and security cameras.
  16. I think First Direct have a better offset deal at the moment.
  17. The site is shared between TMobile and O2, does the merger between Orange and T Mobile impact this site?
  18. http://www.southportforums.com/forums/showthread.php?threadid=50439176 Banks residents up in arms over Gypsy camp Watch Banks prices come down.
  19. http://www.rightmove.co.uk/property-for-sale/property-29023439.html Reduced by £100K today this house has been around for a while with other agents and went as high as £1.2m at one point. Now heading on in the right direction.
  20. http://www.rightmove.co.uk/property-for-sale/property-26903189.html Reduced £70K today, if it goes down another £225K it will be good value at £500K. There are plans to build a mixture of high end and affordable houses on the old deaf school site that was recently hit by fire/arson on Lancaster Road that will increase traffic on Granville, Lancaster and Grosvenor Roads, its already becoming a bit of a race track for teenagers in their first cars. http://www.rightmove.co.uk/property-for-sale/property-13892934.html Reduced £125K today, needs to reduce by at least another £500K to sell in the current market, £1m for a house in Churchtown NO WAY. All going in the right direction...
  21. http://www.southportforums.com/forums/showthread.php?threadid=50438177 off topic but estate agent ceiling collapses
  22. Falling fast in Ainsdale http://www.rightmove.co.uk/property-for-sale/property-15563868.html £70K reduction in 4 days Not worth over £300K in my view. date event 25 August 2010 * Price changed: from '£540,000' to '£525,000' 21 August 2010 * Price changed: from '£595,000' to '£540,000' [Found by n/a] 06 May 2010 * Initial entry found. [Found by n/a]
  23. Just noticed that this one http://www.rightmove.co.uk/property-for-sale/property-27325549.html has dropped £15-20Kand changed agents from Bailey Estates to Anthony James. Someone from AJ EA picked up a house on Crescent Road very cheap last year the price has not appeared in the land registry figures but I believe it was sub £200K another EA told me it was picked up before it ever made it to market, a similar house opposite is up at £590K.
  24. I have posted many times about similar things in Southport, hardly any houses for sale in Southport are cheaper than 2007 prices and most carry a hefty premium on top of 2007 prices. EA's are on a different planet when it comes to valuations. Having said this hardly any houses over £250K are selling so its a waiting game.
  25. New on today at £495K http://www.rightmove.co.uk/property-for-sale/property-30923294.html either in trouble and selling or looking to turn a 37% increase over the past 3 years. Last sold £360K in 2007 6 Gainsborough Road, Southport, Merseyside, PR8 2EY £360,000 Detached Leasehold Not New Build 21-Nov-2007 Map (PR8 2EY) Edit, numbers 2, 4 and 6 are all for sale in Gainsborough Road http://www.rightmove.co.uk/property-for-sale/property-23881456.html £815K http://www.rightmove.co.uk/property-for-sale/property-22252621.html £530K http://www.rightmove.co.uk/property-for-sale/property-30923294.html £495K My view, no2 is worth less than £500K, number 4 around £380K-£400K and number 6 around £330K
