Actually using hedonics they should be much more inflationary. Cornish summer strawbs taste fantastic, but in winter you have to pay more(inflation 1) for a worse product, water filled red blobs from polytunnels in the south of spain etc (hedonistic inflation 2).This of course can apply to many fruits and vegetables. Therefore fruit inflation is wildly understated. We are a big supplier of strawbs and in fact have the best climate for them(ones with flavour anyway) in the whole of europe!!
  5. I totally agree with Kirsty, the same in Cornwall, prices are definately softening and houses are not selling apart from the cheapest of the cheap. I spend a fair bit of time in Plymouth too and ahve familly there. I know for a fact that offers at around 20% off would be taken very seriously by around 50% of vendors at the moment. The area I live in was a hot spot, nothing was on the market for more than a couple of weeks before selling for way over asking in a bidding war. From Nov 2004 it just stopped and hasn't restarted. There is a flood of rental properties as well. The website of our biggest local letting agency shows cheaper properties being let (450-525 pcm -housing benefit will pay). Above that props are unlet for months and months. For the first time I am seeing asking rents come down on certain properties. The is a lot of downward pressure at the moment and I believe that if this spring is as dead as last spring by summer something will have to give. How can you have your house on the market for say 2 years unsold and unlet? It must be an uncomfortable nightmare. There is only one thing you can do about it.

Its all good stuff, but the other thing we have been studying in detail on this board is renting and saving the difference we would have to pay on an interest only mortgage; and then how to invest(gamble) wisely in ways that beat the housing market. Brainclamp et al also offer fascinating insights into the possible future for the UK FTB and this stuff really broadens our horizons and keeps us from being too one tracked. So you can be up. You can take your savings abroad if you want but we are also studying interst rates/ currency fluctuations. Its a long slog but if you ask the right questions and study the relevant threads this place is a goldmine for us FTBs. Its a really emotive subject, so expect emotive postings.   9. But they are only interested in cash, so why not buy a mix of gold, shares, wine or some other store of wealth. If you have kids, they can have 3k each. Why not give it your mum to look after.

WELL THATS WORTH HAVING on top of the saving I get from my rented 2 bed prop at 365pcm hey thanks landlordiesoontobesurfcanusubsidisemycokehabitaswellasmyrentpleez?. muah ha ha ha. Hey Mushroom As a veggie family that like organic food, I agree that there aren't many places that can satisfy, but I'm gonna check out The Bean Inn at carbis Bay this weekend and am always looking out for quality veggie food. I enjoy eating out, but most restaurants, even those with great veg menus miss out completely on creating nice food other that taking a standard meat dish and removig the meat. Crap in general. There is a need for a book of veg and vegan places to eat out for sure. As you say it takes a hell of a lot to beat home cooking. Hare Krishna is always reliable cheap and friendly.LOL
  18. LOL Pirates and so on, it just isn't reasly like that. Think more about abandoned mining industries, fisheries devastated and tourism collapsing. There are pirates but they probably aren't the kind that your average retiree wants to meet up with. They are probably pretending to be from BT and their mate is robbing the back of your house while they keep you chatting at the front. LOL The problem is that the company I work in is doing really well and paying well above local average wages, but our key staff feel insecure about their housing and basically how can an employer deal with this apart from inflating wages at an unsustainable rate. Or relocate, but where? Will all quality employees just leave the county? Probably and why haven't they already? How can the new sales manager on 35k not be able to buy a place to live in?? In the poorest part of the country. According to the office for national statistics average salary in cornawall is 19,900. In Sunderland it is 22,000. Make of it what you will.
  19. For the first time in about five years, there has been an ad in the local paper along the lines of, "we have received an offer of xxx for such and such property. Anyone interested in making a higher bid please phone XXX". There used to be several every week about six years ago. Its the return of the repo. The thing is that there are people who will snap up these supposed 'bargains'. Anecdotaly, in my mind they have severely fecked up. A house three doors away, 2 bed terrace no garden but a back yard for sale at 125,000 the cheapest in this locality for years. The location is lovely but well off the tourist/desirable cornish property route. It has been bought by an 'investor', they have had workmen in to fix the roof, floors, electrics, decoration, drains etc and now its on the market to let at 575 pcm, or very expensive and so far there are no takers. By my workings this is a totaly crepe yield even if this rent were acheivable. I think it could rent out in this locality at 500pcm max and therefore it is worth around 70k. Please check my maths in case I am missing something here. Cornwall is feckered for all its youth, worker, inovators will be seen off by HPI downsizers.
  20. If you bought gold or silver, would that still be classed as savings I wonder? If you bought an expensive work of art, or a car(no good coz they devalue) or something similar that you could resell later on an be fairly confident about getting your cash back this could work. Do you have savings? No. Investments? No. Only a painting and a bar of gold.
  21. LOL Good find VWPhil. Definately lots more on the market of late, and lots to rent. It won't be long before landlords are forced to either reduce the asking rent so they can find a tennant or put the property on the market. In our area I can see 3 beds to let at 750-800pcm sitting there for months and recently otheres at 500-600pcm not being snapped up exactly but being let out eventually. The village I'm in has been a real hot spot in this district, and especially the road I'm on is in a conservation area, nicest part, next to woods, short stroll to the beach. Properties for sale have suddenly stopped selling and they are building up in number. Its a slow and painful process but I'll sit it out at 360pcm rent in a house 'worth' 130K LOL. Cheers CP
  22. My boss has had his house in truro on the market at 270k for about a year, almost sold a couple of times but fell through. He is now moving abroad and is dropping the asking price by 30K because he needsto sell it.
