  1. It looks (from Street view) like they have divided off land from the side. It used to have two garages to the right of the house.   2. UK House Price Index (HPI) for June 2017 From: HM Land Registry Published: 15 August 2017 in London shows an annual price increase of 2.9% which takes the average property value to £481,556. Monthly house prices have fallen by 0.7% since May 2017
  3. They are including the Sold prior (and the figures are further enhanced by the cheap plots and freehold lease sales)
  4. Of course they could have had a far higher % of sales if the reserves had been set realistically. Would he be bigging it up then? Even if the prices were lower? I guess it depends how you measure success!
  5. Interestingly Barnard Marcus are claiming 61% were sold. I'm not sure what calculation method was used however it's still significantly lower than previous auctions.   6. Agreed - thanks for doing that Freki. So from your Completion (1 out of 3) figures I get result of 53% sold. Previously it was 69% and higher before that. I appreciate that there may be some post auction agreements made also.

I provided a commentary on the bids in a separate thread (mods please merge) Seems the % sold will be considerably down on previous auctions but the number would be far far worse if it wasn't propped up by very cheap properties in the NE and plots mainly without planning permission being sold way below their guide and previous prices.
