  2. I understand your comments but these all have a ripple effect. If the Z1 place for £1.1m drops to 900K, then no one is going to buy the Z2 place for £950K. They will have to reduce to £800K. Then the Z3 place that was on for £800K will have to drop - and so on. Also, these drops are continuing right now. We have yet to find the bottom. (They are also really nice flats...)
  3. These are a nice set of flats apartments just behind the Globe Theatre. There has been some considerable development in the immediate area over the last 5 to 10 years and the location is ever improving. They might have got the orginal price of £1.1m in 2017 (around £1,400/sqft) but not any more.   7. I'm sure others will be able to contribute more but what I can see is a (probably average) £1,000 PA maintenance bill plus the £1,000 contributions to the sink fund. I'd be asking how much is in the sink fund currently and what big works are scheduled in the next 5 to 10 years. Bankside

  9. Out of interest, in regards to the New Build price changes, would these be properties who's contracts are being agreed at this time, or would they have been agreed some time in the past (possibly off-plan) and coming available now? Thanks

Well they've been "trying" to sell it for a while now Oct 2015 for £1.3M - https://www.zoopla.co.uk/property-history/3-griffins-close/london/n21-2ew/38458643 Jan 2016 for £995K - https://www.zoopla.co.uk/property-history/3-griffins-close/london/n21-2ew/37676061 Now not selling for £995K Number 5, which is two doors away sold their's in Sept this year for £920K so they lissed that boat. (It was the same price as ths one when built in 2001) I'm assuming they don't actually want to sell... (but I'm sure the Estate Agents love having their overpriced house on their books!)

  14. If it's a chain you may want to write to their CEO and ask if this is group policy. If you don't get a satisfactory response you could follow up in a public space like Twitter to see if that embarresses them enough to change. Defintely annoying though!

  19. The Govt have just released a draft of the proposed Tenants Bill. It looks interesting! That’s why this Government is introducing a ban on unfair lettings fees paid by tenants.   20. I'd say you'd allow some access once the contracts are exchanged. That'll give some incentive to the buyer to get their act together, then your daughter has certaincy and can get on with her plans for a move.

  22. If they include the garages and plots with no planning permission they'll be onto a record % sold! If they actually count the properties only then it'll be a different story altogether
