  1. Hi all, no way do the posts mean to look derogatory against houses like Semi-Detached OR Terraced. The point I was making is the fact that so many developers are sticking big billboards up at the end of these sites and calling them all "Exclusive" "Prestige" "Exciting" etc . At the end of the day most of what has been built in the last few years is anything but these terms, it was as many houses as could be built crammed onto a site. I mentioned that at the minute a lot of people do seem to be sucked in by the hype and by the signs to buy these. There are older style either semi, or detached houses available through auction those built when land prices were not at a premium that do have decent living space/ gardens etc. I do know someone who purchased in one of these new exclusive "townhouse" developments in 2006, she is tortured with noise and general anti-social behavoir, so in someways a 1960s style housing executive estate house would have been have the price, been bigger and probably caused her less hassle.

Surely its time for a lot of buyers in Northern Ireland to catch on that the company who is building their housing estate and have been so generous to drop their prices by a pathethic 30% or so to realise exactly what they are buying I have posted similar to this before as am shocked how stupid people are with their money!!!! I know a work collegue, who was sucked in on buying half a house (he says a semi detached) in a new build housing estate (he says development) 120k!!!! Like god knows who you will be sharing this with, after all semi means half a house/building when things calm and basic income people who earn £20k A YEAR can get loans again, they will be lucky to get 60K, so where do these stupid people buying their boxes in their "EXCLUSIVE DEVELOPMENTS" fit in???
  3. A semi?? Like God knows how you would be sharing this with, ie who is on the other side, for this class of house £75k would be way enough, considering you can buy a deteched house on wilsons auctions for under £100k, dont be duped by the hype!!
  4. THE EXCLUSIVE JOKE SIGNS----HAVE YOU SEEN THESE??????????????????????????????? Its quite sad really but there do seem to be a number of first time buyers with Daddy's deposit in the bank who are still suckers to the property developers hype, ie Now is the time to buy and 50% off this "development" ARE PEOPLE STILL THICK ENOUGH TO READ THESE SIGNS THAT SAY "EXCLUSIVE DEVELOPMENT"??? Some answers--- DEVELOPMENT MEANS A COMMON HOUSING ESTATE EXCLUSIVE- cant answer this, what is exclusive about living in a match box house with your neighbours battered Dole income fiesta parked on the concrete outside your front door, well you may have 6 foot of grass if you are lucky TURNKEY- do people believe this crap??? simply means the developer got a bulk deal on budget kitchens VILLAGE- seen this too, whats the village aspect with around 50 houses an acre Still cant get over this one though, even NIHE tenants would turn this down like a half built "townhouse" not even got a hallway, a garden, nothing, there are some idiots about http://www.propertynews.com/brochure.php?r...=1&sort=h2l Is exclusive though LOL!!!!!!!!!!!!!!!!!!!!!

I havent seen any decent decent posts on this site, as to the true market in Northern Ireland, from what I can see there are still people reading this who still are aspiring to a shared (ie semi detached house) or a "townhouse" and because the builders have knocked £90k off the price they are rushing to buy. (they are too blinkered and narrow minded to see they could buy a decent detached house for their money) Once these eager first time buyers who have been priced out for the last few years and have money saved, and perhaps have parents with money, go under peer pressure and buy their boxes (in the deserted developments) for still over priced rates what happens next?? I cant believe in a work collegue who signed up to a shared half house (semi) in a new developmet for £120k last week Are these first time buyers so gullible that they dont go to the likes of Wilsons Auctions and see what houses are really worth?? I guess this is the third stage of the crash, where A/ The most gullible bought at the rise and listened to peer pressure " ie buy buy buy" you have to get onto the property market someway, and are stuck in some nasty flat that is about to be sold to "Social Housing", but read the signs saying "exclusive" "luxury" etc etc (ie thick people) B/ Those first time buyers who have very slightly more intelligence, now being sucked in by desperate developers as in now and C/ Wilsons Auctions Portadown Detached 3 bedroom house with garage, sold 80k Craigavon Detached 4 bedroom 4 year old house with garage sold 100k Gilford, detached 4 bedroom bungalow on 0.75 acre site with yard barns and stores £125,000

DO WHAT I DO, PICK THE MOST NASTY "EXCULSIVE TOWN HOUSE" AND EMAIL THE AGENT, TELL THEM WHAT YOU REALLY THINK OF THEIR LITTLE HOUSE AND THE £200K ISH PRICE TAG, THE MORE PEOPLE DO THIS, THE MORE THE AGENTS LOSE HEART I PICKED A NICE (WELL NASTY) "TOWN HOUSE" IN LISBURN WAS UP AT £279,000, ON PROPERTYNEWS THE AGENT DESCRIBED THIS AS "JUST £279,000 TO LIVE AN EXCLUSIVE LIFESTYLE" WAS A SAD LITTLE TOWNHOUSE, WHATS EXCLUSIVE OF A £2,000 A MONTH MORTGAGE TO LIVE THERE?? GOING TO POST THE DESPARATE ESTATE AGENT REPLIES OTHER READERS DO THE SAME AND MAKE THIS A GOOD POST

  10. Its still in Kilkeel though!!!! I think if I had £10 Million to spare I would buy a similar sized Mansion in Florida for £1 Million then live it up with my other £9 Million!!

I am in a rented bungalow that costs me £400 per month and have been sick and tired of people going on that I should buy, guess they too dumb to realise that my rented bungalow would cost me £1200 a month on a mortgage if I could get one, and I would end up miserable with no money left each month. I did however buy a terrace in the North of England for 80K which I have rented out with a £500 p/m short term mortgage. I wonder if anyone else has done this, its pretty wierd to own a house that you dont live in, and rent the one you do live in!
  12. Even with their rental guarantee its a crap "Investment", I am not for for banks for stick your £345,000 in the Halfax, and you will make twice that on interest, or buy 5 terraces in Liverpool at rent them out for £400 a piece
  13. £1,000 a month to rent that?? Look at the main pic, I can just imagine the car wars with the neighbors you live practically on top off. Had a read of the Belfast Telegraph Homefinder this morning (Boy I hate that publication) , some interesting stuff, one investor selling a stack of stuff he has bought within the last 2 years, entitled "Have the credit crunch for breakfast" I am sure he doenst think that! The Halfax are scared enough to take out a full page listing all which they have SOLD! They dont state what these houses actually went for!!
  14. Room for flats in the garden think not, its a communal garden shared with your 90 yer old neighbours!
  15. I think when the agent recommends immediate viewing its probably because they dont expect it to stand up another winter, or perhaps the street is planned for slum clearance, which would probably be the best thing.
