Maybe I should be posting this in regional house price section but I found this bizarre.Driving along the A666 through Darwen & Bolton today, what was very odd was all houses along this road in Darwen were sold(mainly starter terrace homes).Whereas approxiamately 5 miles further along towards Bolton,loads of for sale & to Let signs.Infact I only counted 1 sold sign.Odd!

I understand fully what you mean when you say you do not want to take on a large mortgage, unwitting accomplish.Especially in the climate of falling house prices.If your propetry is very well presented, in a desirable location and immaculately clean whan prospective buyers come to view- this usually helps.If all else fails ,maybe you could reduce it alittle and ask the EA to mark it has 'priced for a quick sale'.This may entice viewers and offers.

Been having a conversation about this,with my other half afew days ago.He said roughly the same thing.He can't see a reason why there will be a HPC.He said if everything remained stable there was no trigger, even though most first time buyers are priced out.His conclusion was that I spent to much time on this website , so my thinking was skewed.
  4. Tes only today I have posted about reductions of properties in Blackburn- in LPS. 9 out of 36 advertised with one particular EA.
  5. Update of Blackburns property supplement.Lots of new properties added.Also one particular EA has got 9 reduced properties & 6 new, out of a page of 36. Not really seen that before.It also seems that supply is increasing and few properties are selling.
  6. Which area is that Marina? Although supply is increasing around here, thers still not many for sale signs locally.Indeed some properties are still selling.
  7. I agree with this point, but I think its more than just a feeling of rejection. Its alot to do with being able to relate to people that are like minded, even if they appear contarian to the majoritys way of thinking. Personelly it also makes me feel that I have to put a part of my life on hold while waiting for things to return to some kind of normality from this mad situation.

  9. In our LPS there is a full page add advertising a large 4 bed detached with carpets for £245K. The catchment is 'The best home for your money'.I assume they are trying to make people believe these are good value for money. I've never seen this caption before.

  11. You're right ZZG113 he's not that clued in about house price changes- but no ones perfect. By the way I'm really impressed that you remembered I'd said this, you must have a photographic memory or something.
  12. I have exactly the same attitude has you, but my significant other does not appreciate this. Just says I am being greedy and stingy. I have been trying this approach for over a year.At last it feels that these efforts might pay off.Last year I felt like there was no point saving has HPI exceeded any savings made.Maybe we'll have the last laugh.
  13. Yes more properties seem to be added every week 'for sale' here has well. However there are some sold signs going up, but little in comparison to mid 2004.
  14. I think most of us here would like a short sharp correction, so we can get on with it.But aren't HPs sticky on the way down? I agree worst case scenario is long protracted correction. If so many will become impatient and jump in too soon.
  15. ZZG113 You should not assume that all women are Bullish. In my case, I have been saying to my other half that there has to be a HPC for the past year .He on the other hand thinks we are in for the soft landing scenario.
  16. Funny, I was having a similar type of conversation with a family member the other day. Her husband had bought a BTL many years ago, in which he has had the same tenants for years.This property is on a repayment mortgage. A good friend of thiers advised them to switch to a interest only mortgage and release some of the equity by MEWING to reduce the mortgage on the property they reside in. Needless to say I advised against it!

I would like to see a reduction of approx 30%, simply because this is how much 'experts' are predicting that houses are overvalued by.I fear that much more than this would possibly cause a deep recession, that would lead to much more problems than rampant HPI has caused. Having said that, in certain parts of the country HPI inflation has exceeded this, in approx a time interval of one year! I would just like things to get back to what represents 'fair value'.

  20. This weeks property supplement hasmany new instructions and more reductions (although by fairly small amounts) then previous weeks.

I think GOCs example of the house in Kieghley is a pretty good example of when HPI began to really take of in these areas-mid to late 2000.Although things seemed to have stagnated here,cheaper property is still selling. Remember talking to an local EA in August and at that point she said that properties at the top end of the market were not selling .However it was still a good time to sell cheap to middle priced property.

  23. Amazingly this is what I had posted in the "what are house prices doing in your area?" yesterday. I have been observing this over the last month. Activity is centred sub 150K level, nothing shifting above this.
  24. Sorry misinformed you, the modest semis in Blackburn I was talking about, was 48K in 2002 not 2000! Now even ex-council terraced dumps, in rough areas are 70K+
  25. Yes I read a very annoying report in the local property supplement, in the local paper, by a so called surveyor. It stated that property prices in this town were not expected to fall in 2005!
