I've also heard that rental values are down (at least in the Luton & Dunstable areas) I don't know if thats due to local factors or if it's a general trend but it could help to cause people to hold off buying whilst more property is coming on the market adding to the potential for oversupply I suppose I used to live in Luton but then found a fantastic little gem of a village nearby with it's own quiet train station into London! - So the area is not all bad...
  2. As I understand it the letting agents contract was with the council and the LLs agreement was with the letting agent. I expect the tenants agreement would be with the council or letting agent so I'm guessing the tenants would therefore owe nothing The council paid the letting agents for the last 2 or 3 months but they did not pass it on to the LL's! BTW I heard about this because a contact at the council informed me of the story which is being run by the Luton 'Herald & Post' If there's another thread on this subject maybe the Mods can move it?

I am reliably informed that a lettings company trading in Luton as 'Yourpad' who were previously known as 'Mypad' closed down the company leaving a number of landlords in the lurch with months of unpaid rents and uncompleted repairs to their properties The company must have had at least one or more con-men as directors because they sent letters out to the LL's informing them they were closing down the existing company but would be starting a new company that LL's could join - However in reality there was no new company being set up and the directors simply did a runner! In addition they also seem to have set up a false receivership claim line for compensation from the company they were closing down (which they admitted had gone bust) However much you may dislike LL's in general just be warned there are con-men out there as these people may try to set up a new company! Remember many ordinary people let property for a variety of reasons such as moving to a new temporary work location or thru inheritance So if you are a LL beware of any agent having to rebrand the company name or admitting they have a temporary problem with their banking or just dont seem to be giving adequate responses to your enquiries

As you imply it seems a relatively gradual process - Of course one main problem is the market was so over-hyped and inflated above reality sellers still want to believe their property was really 'worth' that much One factor in the over-valuing of property was the price increases in NI which skewed the UK average upwards and people in various parts of the UK thought the average increase applied to them but it really did not. So they falsely further inflated the value of their own property But it is a buyers market so anyone trying to sell now will realise as time goes on that they can't sell unless they greatly reduce the asking price and I'd guess prices will continue to fall for about the next 3 years or so then trundle along with no great increases for some time
  5. Seems it's another lagacy of Nulab such as stealing from pensions and 'an end to boom & bust' When Blair stated: 'Education, education, education ' he forgot to mention: 'you'll pay loads for it, you'll pay loads for it, you'll pay loads for it!' :angry:

Agreed - As things stand America managed to get the decision right partly because the only power voters really have is to remove the current government when they are past their sell-by dateIt is a bit of a concern that so many americans wanted the oldest president ever backed up by that unusual woman OK McCain was 'experienced' but Palin seems pretty inexperienced Obama definately seems to have the required drive to try and succeed along with relevant experience of law and should have more of a grasp of world affairs - The downside is no more jokes such as 3 brazilian soldiers being killed in Iraq! I hope he will deliver something useful and not be an opportunity missed such as happened to Blair Of course he will be restrained by having to act for US economic self interest, for big Business, for VI's etc. But I doubt if he will be out to simply feather his own nest as a priority compared to the Blairs
  7. Oven chips & Obama share the same policy on Afghanistan anyhow but at least Obama might make more friends around the world & attract a bit less hatred

During the week heard about a lad who works in the building trade (as a joiner I believe) Recently having his first child the second baby is now on the way Theres little or no work so the company he's with are only paying him about a quarter of his normal pay so they can reserve his skills - probably want him to resign and find other work so they wont have to pay for any redundancy! Also I heard about a building project of new flats where the bricklayers have been told to work slowly coz when it's finished theres no other project in the pipeline

I'd add Stealing from pensions - But the smoking ban can be a good thing sometimes Also it shows how distinctly average the tories are that there is no main thread about cameron on this day of his (un)-momentous speech! If the tories get in we'll soon regret having to watch and obey the sour old tory sl@gs in their party! Shame we dont have a genuine alternative party with a true vision for the future of how to consistently improve our lot in a sustainable way

Jimmy Page looked Chinese Couldn't quite see fully up Leona's dress Some Naff/laughable points: --------------------------------- - Why 'whole lotta love'? a very out of date tune (though good in it's time) and you couldn't hear the lyrics anyhow so it was pointless using someone with a 'great' voice but who can't perform - 'Posing' rock & yoof dancers - 'Dancers' in flame fancy dress - looked like the outfits were made of crepe paper for some ghastly british gas ad which seemed even more naff after seeing the grandiose performance of the Chinese flame Also 3 kids in the 'flame dance' just seemed to be thrown in there as an excuse to represent kids - Flogging the return of the athletes to death and all the naff questions and comments were mainly repetition of what we heard before - I loved the reply to that stupid bint asking the questions trying to make it sound sooo exciting when she asked 'did you have a good time on the plane?' to get the reply '..well I was tired and there was a lot of sleeping going on...'. Also she asked the 14year old diver if he'd be partying! I was just hoping for a reply like '..well, my mum said I could have some shandy and stay up a bit later but I am still only 14..' Almost as good though he seemed to instinctively ignore that part of her question entirely! - Having a sole camera to show the athletes being presented to Brown which was positioned so we could see Gordy & Jowel from the front both looking so proud & relieved to be the centre of attraction on TV when we could only see the backs of the athletes who all the fuss was about! - Boring big red bus, boring occupants & umbrellas - Couldn't quite see fully up Leona's dress

  13. We cant really blame Kirsty for the whole thing - Like a good porn queen she was riding it while it lasted! However the likes of Krutsy should have given more warnings that the market could go down and to not do so was irresponsible Also one of the problems with the property 'porn' programs is it seems they are filmed months before being shown on TV so any messages portrayed regarding the state of the market can be out of date. So again it's irresponsible of the program makers not to make it clear exactly when the program was filmed and if market conditions have changed else they can present an even more unrealistic optimism which goads people into buying at the wrong time IMO the people who made most dosh were probably greedy developers and lenders Much of the blame is with the Gov't for not properly regulating the lending industry The Gov't just dont get it do they? They try and tell us thru the media that we aren't voting for them for issues caused by 'world economic problems' Well, what about Stealing from pensions? Rip off taxes on fuel? Allowing HPI to spiral out of control? Starting wars the people didnt want? Gordon Brown appearing to be like an inept boss rather than properly serving the people to make our lives easier? etc, etc, etc....
  14. I'd be for the 'Peoples front of HPC' but as for the 'HPC peoples front' they can f off!
