  9. Any lease over 80 years can be extended very cheaply, 85 years is not a 'short lease' but you should extend it asap. Councils are good landlords generally, they do not rip you off over repairs and the ground rent is usually £10 fixed. It is better to have a leaseholder above you than than a tenant - find out how many other leaseholders are in the building. Damp problems cost might be shared equally between the flats - check the lease. Shared gardens are a pain if no one is a keen gardener. Also maybe noise, barbecues etc, check the lease.
  10. best bet North of the river is Holloway, 2 bed no garden for about 235k, or 280k with a small private garden. Bus is 25 mins to Liverpool St. or cycle in 15-20? South of the river is not proper London.
  11. I spoke to a solicitor last week who has been asked to do repo work in N. London for £1m+ properties for major bank known for stupid boom lending. He reckons that there are plenty in serious arrears now, even with low interest rates.
  12. Docklands flats have a porter = high service charges. Decent two bed flat with balcony start at 250k. My advice, buy a terraced house with a garden in a cheaper area. I would start by looking at Walthamstow Queen's Road station area.
  13. I like the terraces near the canal, sadly do not £4m.
