  1. Will have a read. Damn, called up the tenancy deposit schemes, and yes, it is protected under one of them, but was set up by the original letting agents.

Hmmm, Tenancy Deposit Scheme, from the www.gov.uk pages: I'm being forced to move, and spend a (lot) of money, and all the hassles it creates, just because it (allegedly) helps the landlords financial situation. Well, it certainly does not help mine!! Under what circumstances mightt he court order the landlord to pay "up to 3 times the deposit within 14 days of making the order"...?

  5. Yes, I think they have both wrong - I'm pretty sure the deposit isn't in a protection scheme, and they have the last day of tenancy wrong. In fact, I'm pretty sure that they don't have a copy of my tenancy agreement (I do). I'm not really interested in sticking around, and just want to find a new place as quickly and painlessly as possible.
  6. Whilst in theory I'd love to do that, Mrs L couldn't live with the uncertainty, even if cheaper, and would hate the idea of viewers snooping around our home. Besides, part of me will look forward to seeing the LL with an extended void, having to pay council tax, water, gas & electric, and having to either carry out significnt upgrade repairs / replacement on the house and/or have months and months of price drops on property bee. If they were wanting to be reasonable, and offer a half-way house, they've gone the completely wrong way about it.
  7. I've not seen one of these on here, so thought it would be interesting to collect peoples thougths about the pitfalls, traps, and hazards when looking to rent a new place. Some of it will, of course, be similar to the what to look out for when buying a house thread, however, there are many others, that mainly relate to the fact that the property is not yours, and you're pretty much stuck with the fixtures & fittings installed. The ones off the top of my head are as follows: - Check the type of boiler/heating that is fitted. It is not something you can change, and can have a massive effect on the cost of heating your home / water - Windows - are they double glazed, any leaky draughts? - Heating - Are there radiators in all rooms? Any signs of leaking / problems? - Taps - any signs of dripping taps? - General decor - Is it neat and tidy? Has it had a quick paint job? - Check all cupboard doors, especially kitchen drawers. - Water - Does it have a good pressure? - Storage - Is the amount of storage adequate for your needs? - Do you have access to all areas of the house? (sheds, attic, cupboards)? - ask what the moving out tenant was charged for Online - Check the local crime map, and flooding risk. Previous tenants - Ask if you can contact them to ask about the house - cost of running, - problem neighbours, - ease of parking, - niggles of the house that weren't sorted out, - good landlord / letting agent - Hassle free? - problems with the house sorted quickly and efficiently? Other ones to note: - Is the house up for sale as well? If so, it might be a sign that the L/L is not looking for a long term tenancy.   8. Thanks guys So, what's happened in the meantime? We had arranged for the landlord to come over - they were a little vague as to the reason - whether it was an "inspection", just to meet, or to introduce the letting agents. Anyway, this meeting got cancelled as landlords son was ill (would have ben nice of them to tell us, as we were left waiting for them all evening with no explanation). A few weeks later we got an officious, nasty letter from the letting agents saying that if we continued to obstruct access, then they were within their rights to terminate our tenancy...! They also said that they were coming round whether we wanted them to or not, on the Wednesday (we only got the letter on the Tuesday). Called the landlord, who was "shocked" and said they would go round and have words with the letting agents. L/L agreed that we had not been obstructive, and that we would arrange with the L/L a convenient date/time to meet. Roll on a couple of weeks, still no communication from the landlord. Oh, apart from one... had an unusual call from them, asking us about the potential for us to buy the property... "just an idea.." they said. Said house had been valued at £400,000 (I reckon the house is worth no more than £250,000, but needs a lot of work doing to it that would reduce this price much further) Well, the worst has happened... got a notice of eviction posted through our letterbox late Sunday night (no knock), and a text message saying that their solicitor told them on friday to tell them that there was a "massive inheritance tax bill" and that they need to sell the house. Interestingly, the notice of eviction is signed not by our landlord, but by the agent (I've never had any official notification that the landlord now has a letting agent, and my rent is still paid to the landlord direct). Do I believe them? Nope. Could we fight it? Probably, but to be honest, we're probably better off losing the landlord given the recent track history. Am I happy? Not at all - not looking forward to having to deal with scummy letting agents again, their £200 fees for feck all, etc. I also have an allotment that I'm going to have to lose, as I won't be living in the village anymore. Landlords (and letting agents) are scum. That is all.

  14. Mods - please can you leave this post on the main page for a while, to give it a chance of getting some replies, before relegating it to the renting sub-forum? thanks! I'm hoping some of you wonderful bods in here can help me in my renting problem(if it is a problem! i suspect it is). I've been renting my home now for almost five years. when I first started renting, the property was let via a letting agency.No major problems with them, just some little gripes on my part (tring to carry out a 6 monthly 'inspection', trying to charge a fee at the end of the 6 months tenancy, etc. etc. We had an official assured shorthold tenancy. anyway, the landlord didn't much get on with them, and any repairs, etc. tended to be done by the landlord. We had quite a good relationship with him, and at his suggestion, the letting agent was dumped, and we just rented off the landlord. Our landlord sadly died last year, and the property has been taken over by his son. again, they seem friendly enough, but I don't think he really wants the hassle of running a property. he has said that he wants to visit me, with a letting agent, reaasons unknown at present, but presumeably to get me to sign up to a new letting agreement. Since my first agreement, I've not had any new tenancy agreement, or any other changes. Am I still on an assured shorthold tenancy, or something else? Do I have to sign a new one with a new letting agent? Do I have more, or less rights as I am at the minute? anybody know of any good online resources that can tell me what my rights are?   15. http://houseprices.landregistry.gov.uk/thematic-map The five year heat map shows quite starkly what we all know - rising prices in London and the home counties, and large house price drops elsewhere. Can't be sustainable, even with QE to infinity..
