Here are my thoughts for what they're worth. 1) We knew this was coming. 2) HonestEA commented on how their business had unexpectedly picked up in the anecdotal forum several weeks ago 3) The number of SSTC properties on rightmove shot up in Feb/March 4) The government is pritning money and has control over the banking system 5) The amount of spin from the media/VIs is ridiculous 6) Interest rates are at an all time low 7) There is historically always a spring bounce, this is. 8) There's not much available to buy at the moment so sellers are in a relatively strong position 9) The government has delayed the number of houses actually being repossesed. 10) People are greedy and stupid So, it's no shock that prices have gone up, the only shock from my point of view is that it was only 0.9% Regarding my points above... 1 - This was totally predictable, look at the "bubble graph" and it predicts a dead cat bounce, this is it !!! I am a STR'er and I've been tempted to buy, but havent found the right place and I still think prices have a long way to go. 2 - Maybe HonestEA can comment on how things are looking now ???? 3 - the number of places going SSTC to have dried up. The fools and their money have been parted. 4 - The Queen has told them to stop...and stop they shall. 5 - Not much we can do about this, it should be banned but it wont. 6 - Rates are low, but for how long, anyone buying now because of the low rates and affordability are in for a shock. One girl at work is buying and said they are looking forward to getting onto the SVR in 2 years time as they will save a fortune !!! 7 - Spring has come and gone. 8 - Maybe is all the idiots trying to rent their houses out see the "bounce" and try and jump back in will help the drops. Also, all the people that have rented and decided they dont want to be "unplanned" lords must come back on the market soon. 9 - This will eventually go pop !!! 10 - Let the greedy and stupid buy now, the clever ones will wait. If anyone can give me 10 compelling arguments as to why this is the bottom of the market then I'll buy next week.
  2. Yip, im bored too. Ive stopped house hunting and couldnt imagine buying any the crap that's currently up for sale. It's the sale rubbish or over-priced places where the seller doesnt really need to sell.

Anyway, I remember seeing it see for a decent price at the peak of the market. It's now on for 500K, i'm not sure which number it is I think i might be this one: 08 Dec 2006 78 Abington Park Crescent, Northampton, Northamptonshire NN3 3AL Detached Freehold £298,000 They are still asking 2006/2007 prices even though the index are back at 2004 !!!! Will be interesting to watch this one...
  4. I do my rightmove/propery bee seaches around northampton, pretty much NN1 + 10 miles, from 220K and above. From the start of march, with a search with "include SSTC" enabled on rightmove, I was seeing loads of properties going SSTC. That's pretty much stopped now, only seen 1 in a week!!!! I guess that was the spring bounce Thank goodness for that, i was starting to get worried. Saying that, looking back at the northampton thread from 12 months ago, I noticed the same small burst of activity and posted then. That bounce was bigger I think but as we know now has been followed by a 20% in sold prices, so I dont think we need worry that prices are going to shoot up suddenly. Also, there is much fewer properies on the market this year compared to last so I think a few going SSTC really stands out. One of the places I tracked last year was on a 300K, went to 290K, went SSTC, came back on 4 months later, dropped to 240K, it's going SSTC again in the "bounce", I hope it going through for them this time...

  6. Ive registered my details with a few estate agents in Milton Keynes. Told them im a cash buyer. One of them came back to me this week with a 4 bed detached, good area, double garage, big garden, on at £310. Tells me they will take £250. Now that's a good drop. Not in the right area for me else i would have gone for it.
  7. Never thought I would be saying this but there is most definitely a spring bounce in progress. Several people I know are trying to buy or have found a buyer. However, the sales/purchases are all at 20% below the peak and the buyers have at least a 20% deposit. The banks must be laughing...all the way to the bank. Most sane people agrees that prices will drop around 40% from the peak, so the banks cant loose on this deal. They've suckered some mugs into buying and if prices drop to the 40% mark from peak then if these buyers hit the skids and cant keep up with payments, then they loose their 20% deposits and the banks have made a profit on the lent money. Gonna hand it to them, what a bunch of bankers they are. Debt anyone ?
  8. My sentiments exactly. If you really stand back and look at the situation you can pay £400-500K for a crappy new built 4 bed house with a single garage and a postage stamp garden, or a 3 bed semi, in some areas. I mean, look at it. Who is kidding who here. People are loosing their jobs left right and center. Pay cuts everywhere. Massive drops in asking prices. Banks in real trouble, today the Dunfermile B.S. is being bailed out, how many more will follow. Sure some people have saved 20% by not buying last year so you cant blame them for thinking they are getting a bargain. Why buy now though when houses are obviously a bad bet. I used to think prices would drop 35 %, I now will be surprised if the drop doesnt pass the 50% mark in real terms, we are in extraordinary times. The housing market is now at the level where is should have crashed in 2005. They managed to ramp it up then but it's nowhere to go but down. Count on it. I'm not buying, I'm leaving.

That's Nearly 4 months SSTC. If it sells I will be amazed, in theory it's lost about £20K in value since it SSTC!!! From property bee it looks like they changed the price to the previous advertised price at the same time as marking it SSTC. Sneaky. Should be illegal in fact. It started off at £450K and only sold when they dropped the price and was on the market for nearly a year. They might be fooling some people but only stupid people. Believe the facts and figures, how many people see asking prices going up on Rightmove ? The only places that sell are the ones dropping their prices. People think they are getting a bargain. They aint. If the banks dont value it the same as the agents they wont be getting no money to buy it, unless the banks think they can repossed it in 12 months when interest rates shoot up and keep it all. I for one am holding my nerve.

Just looking at "recently sold" houses in wootton on zoopla, i think they mean sold in the lasy year by that...here's a list: Ive nothing better to do today :-| Lots of expensive places sold up until june last year, then only a couple. Lots have sold since june under £250K. Some people have really paid over the odds !!!   12. I received a letter from Halifax today offering me free advice on my finances. I kid you not, i sent it back with a note saying: "My finances are in good shape. Much better than yours in fact. Maybe you should be calling me for advice.". I'd like to see the look on the face of the person that opens it.

  14. Once your kid is in the school and you move a short way away surely they dont chuck the kid out the school. Kids need continuity in their lives. Even if you moved for a year you can pretend you live there by re-directing you mail for a year.
  15. They gotta be desperate !!! Have any agents shut down lately ? One of them was making an enquiry for me but never got back to me. he's normally really reliable so Im thinking he's either gone on holiday ( unlikely ) or...GONE ON HOLIDAY !!!

  17. Good example. That's exactly what I mean, there are a huge number of houses up for rent between 400-600 and prices are dropping fast. There are some very nice houses to rent around £1000 a month but I dont know anyone who can or would want to pay that out in rent. The number of houses to rent must peak some point soon as people realise no-one wants them or they cant covery their costs renting. Also, have all these people changed over their insurance and informed their mortgage companies that they are trying to let their houses out ?
  18. I think that too. They've been avoiding mentioning it so they are bound too If they dont do it this time then they will probably do it in 6 months time. That'll be anouther 10K daved on a purchase price, takes me a while to save that kind of money up so I'll hold off buying till they drop it, it's ludicrously high anyway. A steep drop would stop all these idiots that have their £240K valued house on the market at £300K in the hope of achieving above £250K. Being the count of Nowhere i've started my own printing press, Nowhere Dollars are worth £1.00 exactly, well £1.10 since the BoE started their printing pressese. Would anyone like to sell me anything ? I've got lots to spend. P.S. Nowhere Dollars are backed by exactly f**k all, so pretty much the same as Pound sterling and a damn site better than the dollar
  19. No one at No 10/11 Downing Street has mentioned stamp duty for a while. They arent getting much revenue from sales so they might as well slash it. Does anyone see this happening ?
