  1. I just checked out that list. They have changed to Available on my system too. SOmething is going on !!!! Like you say the photos havent been updated and ive noticed that these places arent included in the rightmove search unless you click "include STC properties". Also, this one: http://www.rightmove.co.uk/viewdetails-101...=1&tr_t=buy Has now got 3 entries for today: 19th Mar 2008 * Status changed: from 'Sold STC' to 'Available' * Status changed: from 'Available' to 'Sold STC' * Status changed: from 'Sold STC' to 'Available' I think maybe they are trying to screw up property-bee !!! Or their system is just sh*t. EDIT: It's now got 4 entries, everytime I view it it seems to go up one !!!! Maybe the polish software people have gone back home

  4. What ever it is it looks like another sneaky EA ploy to make people think prices are higher than they are. I've reported them to trading standards to they might get a good hard slap.
  5. I've noticed something fishy happening on rightmove using property bee... This place: http://www.rightmove.co.uk/viewdetails-188...16&tr_t=buy was advertised change: 12nd Mar 2008 this property Price changed: from '£144,995' to '£140,000' then on: 17th Mar 2008 * Price changed: from '£140,000' to '£145,000' * Brief Description changed: Hitting UNDER OFFER...................Hitting all the right buttons in a popular location in Abington moments from the Wellingborough Road, this sensational two bedroomed house with neutral interiors and period features also benefits from a 40ft garden. Freehold. Read more... So they have got an offer and re-advertised the asking price as higher !!!!! Surely this cant be legal ? I've contacted the agent, via rightmove and said: "Hi. I notice that on: 12nd Mar 2008 this property Price changed: from '£144,995' to '£140,000' Then on the 17th it went under offer and the price went back up to £145K. This smells very fish to me and I plan to contact trading standard and the local press about this." I'll be bringing this to the attention of trading standards also.
  6. Yeah, and there's no point in flagging a propertys as sold STC if it hasnt as they wont get any viewings. Im stunned at the number of sales this week though !!! I really can only think that it's the agents getting people to offer even though they havent sold, in the hope that it gets the market going and they can complete chains. Either that or it really is the spring bounce and people really are buying. I have one mate who sold a flat 3 months ago to someone not in a chain, cash buyer, still not complete, they moved all their money into bonds and is now tied up...sounds fishy to me. And my mates just lost his job and could do with the sale going through !!!! I did view 2 places the other week and the agents were desperate for me just to make any offer !!! Time will tell, if we see floods of places going back to "Available" in 4-8 weeks we will know the gig is well and truely up and the crash is unstopable
  7. Right. What is going on in Northampton. Everything is selling this week. I'm still in shock. That house has been up for sale for as long as I can remember !!!! Price's have without a doubt dropped, so they put it up !!! Do they know something we dont ? I think i'm mad/deluded this week and house prices will just keep rising forever AAAAAAAAAAAAAARRRRRRRRRRRRRRRRRRGGGGGGGGGGGGGGGGHHHHHHHHHHHHHHHHHHHHHHHHHH!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
  8. Cant get excited about that, in the area I have been monitoring, Northamptonshire, you would not believe the number of houses that changes from "Available" to "Sold STC" over the weekend. Pretty much all the places ive been looking at have sold, some were only on the market for a week !!!! I'm hoping they will all fall through now or the spring bounce will keep the market going. Dont these people read the papers or look at the news !!!
  9. What does an EA/buyer get out of changing their status to "Sold STC" ? Surely that would only put off potential buyers ?

  12. Hi Fudge, That backs up what Im seeing £250K and below. Nothing much selling at the bottom end. I was just a bit stunned at the number of £300K places that went STC today. Ive been leeping an eye on lots of them that: a) I thought were over-priced and would never sell e.g.: http://www.rightmove.co.uk/viewdetails-164...17&tr_t=buy £430K to live in grange park...someone is f**king mad !!! b ) have viewed myself and knew they were over-priced and not worth buying e.g.: http://www.rightmove.co.uk/viewdetails-197...21&tr_t=buy Viewed this, needs lots of work. c) Quite fancied viewing when the market drops a bit more. http://www.rightmove.co.uk/viewdetails-101...=4&tr_t=buy was on the market less than 2 weeks and it's not cheap. Depends what sort of offer they accepted I suppose but would expect it to be £600K+ Also, the agent was pushing this one to me: http://www.rightmove.co.uk/viewdetails-193...=7&tr_t=buy Saying the sellers where prepared to drop the asking 10% to what they thought was the true value. Maybe the top end sellers are just dropping their pants to get rid.
  13. Northamptonbear, I suspect its the agents trying to get people to offer/accept so they can build chains, if they cant complete the chain though no one sells!!! I think they are trying hard to get the market going. The credit crunch will bring stop that though. To complete the chain they need lots of people downsizing, FTBs or Investors. Maybe be plenty of the former but none of the later I suspect. EDIT: Has anyone any recollection of chains falling apart in HPC 1 ? My mate had told the agent he only wanted offers from proceedable buyers but he still got someone offering 100K below asking !!! Last week I saw 8 places go from "SOLD STC" to "Available". I suspect we will see a lot of that in 2 months time when the sellers that have sold have not completed. Will be very interesting to see what happens now. Patience is the order of the day. Its definitely bounced today though EDIT: "Some properties near me have sold in the last few months. But the sight of a removal lorry outside a house is becoming rarer." - The Bounce Ive noticed is purely on today ( this weekends ) changes !!!!!!
  14. Just looking at the price range £250K to £300K The same bounce is not evident !!!! Price drops if anything is the order of the day. So, I think my theory that people are being encouraged to offer on propertys and the fools are accepting them, taking them off the market and waiting for theirs buyers chain to come to fruitition. I think my mate was sensible telling the people who offered to FO and come back when they have a complete chain... I'd imaging below £200K the only thing bouncing are the mortgage payment cheques
  15. Here's my advice. You're 21. Enjoy your life and forget about housing. Get a room in a shared house, live it up till you're ready to settle down. I'd say move to London too, the weathers better, the nightlifes better, the facilities are better, the money is better, lots of interesting people to meet. Then when you're ready to buy a house in 10 years time you can buy one in london at the bottom of the crash and make a fortune 5 years later and retire up North on the proceeds. Oh, and stay sober when you go out on the town and talk to as many pretty girls as you can, i wish someone had given me that advice when I was 21.

  17. Ive been tracking lots of places, above £250K, in northampton using property bee and....lots of them have gone "Sold STC" today !!!!! I am totally shocked. Last week prices were tumbling according to property snake and property bee with lots of "Sold STC" changing back to "Available". Most of the places Im following are decent houses that you'd expect people to want to buy. I suspect/hope a lot of these sales are from buyers who have still to sell there own place and have offered expecting to sell themselves, they should discover that it's difficult to get a chain completed now with no FTBs, BTLs and cheap credit. A friend is selling a top end place and had an offer last week from someone who had still to sell but he told them to FO and come back when they had sold. Anyone else seen the bounce happening this week ?
  18. I've noticed something disturbing in the Northampton housing market today, using property bee. Lots of the top end propertys, £300K+ have gone "sold STC" this week !!! The spring bounce. Will be interesting to see how many come available again.   19. Take 25K off that place with the spoilt view and the asbos moving in, then another 30% for the HPC...half price houses in Hardingstone :-) Not a great time to buy there.
  20. Hi pablopatito,Does that change your view on living there ? I was looking in Wootton/Abington/Weston favell village area. I'd prefer a new-ish house but I can see the estate prices in wootton only going one way now !!! You can guess which way :-) I think I'll give up on Wootton now and stick to Abington/West favell areas but there arent as many newer houses there
  21. Very Very, Interesting. That will make Wootton/Hardingstone one massive housing estate, probably devaluing all the existing houses and putting a strain on the infrastructure.   24. A lot of people say that distressed sellers will drive down prices. But, If you ran an estate agency and you had no turnover of property sales, which your business depends on, what would you be doing right now ? Answers on a postcard please ?
