Yields
Yields are how the professional property investor looks at their investment.
If a landlord has a property that he is renting out, then he will work out how profitable it is by looking at the yearly yield that the property returns. He will look at the income obtained from renting out the property, all the expenses involved with maintaining the property, and then compare this with what he could get by investing all the money in either a bank or in Shares.
The above is based on a professional landlord. The recent influx of amateur property developers have been focused on capital gains and have, in some cases, accepted negative yields in the hope of property prices rising.
