My statistical ability is far from advanced (Perhaps The Number Cruncher could help me out here...), but aren't all indexes flawed because of the way they are calculated. Is there not a way of using ACTUAL values of houses that ACTUALLY sell and using this data only. If you got all the data on houses that change hands each month from the Land Registry, couldn't you tot it all up and look at the time between sales of the same house and come up with a figure each month? After all, a house is only worth what you can get for it, so why not use the figures that WERE got for it?
