BBC: Housing market sees spring bounce, estate agents say

The number of people trying to buy or sell homes has picked up in the past month, according to estate agents. The number of potential sellers rose in March to its highest level for six months, the National Association of Estate Agents (NAEA) said. And the number of prospective buyers went up by 7% last month. The NAEA said spring had brought its usual increase in activity, and suggested sales would improve in the coming months.

'Prospective buyers' are not an indication of sales. Do Harrods report increased sales when there are more window shoppers?

If the government bought back the old MIRAS tax relief for first time buyers the housing market would be a lot better . and give the young people a chance to get on the housing ladder

OK, back to talking about house prices again..

So we have lots of sellers - what a surprise..

..after the extraordinary market last year, which left a huge number of properties empty as people bought new homes before selling their old one (often saying that they planned to rent out their old home) - we now have those same people deciding they ought to sell after all, because they can't get rents that covered the mortgage..

So plenty of stock, but at prices few can afford..

..the likely direction of prices in such a market would seem pretty obvious..

Exeter - lots on the market and a majority seem to be chasing other vendors....down! No buyers it would seem. Lots falling through and coming back on at lower price. Some agents trying to skirt around Property Bee so history is deleted, by taking off and putting back on again.....wish Property Bee could track that too. 30,000+ (115,000 ish population but more commute in from rural areas) employed in the public sector in the City and contacts within tell me they are waiting for the axe to fall shortly after the GE, who ever wins!

Hi magnaman, I am from Exeter too. Like you said, lots of houses is deleted from findaproperty and rightmove just to come back later at a discounted price...still nothing seems to be selling anyway.

I think this vigour the NAEA speaks of is more on the side of the seller than the buyer. I cannot imagine there are many buyers out there getting all excited by the prospect of buying one of the smallest houses in the developed world for some of the most expensive prices, but then again, this is the UK, we are different here.

Yes we are very special, that's why we pay more & should be proud & happy to do so, not everyone in the developed world gets these unusually high rates, it must mean that we are all wealthy, but just don't recognise it. My poor parents only paid a pittance for there abode (poor sods)

This is great news. There has been a stand-off with sellers simply refusing to drop their prices and buyers refusing to cough up ludicrous sums, so inactivity causing the HPC to stall. With a bit more competition, it's as Uncle Tom says - there is only way to go - particularly with so few FTB's feeding the pyramid from the bottom.

In Totnes (20 miles from Exeter) prices rose by 10% last month. (I've been watching the market for a friend who is anxiously considering whether or not to buy there as a FTB). I'm looking to buy in Truro and prices dropped by 2.5% last month (by 5% in the semi bracket that I am looking at). In Torquay it was 0%. (Stats from BBC). I think that the drop in the market is working from the outside in, broadly speaking, I haven't heard many people comment on this so I thought it was worth mentioning. (Totnes, Salcombe, Dartmouth have always been pricey).

I've viewed about 10 properties this week, all of them have had offers in by people before me, none have come to anything, because once the "buyer" has gone to the bank, the computer has said "no"..

As mentioned above, you can have a billion houses and a billion buyers, but without sellers taking what the buyers can afford, or buyers affording what the sellers are asking you don't have much.

I'd second what everybody else has said, apart from Pollington who needs to be brought up to speed;

A party that wants to win a UK election must promise the following:
Reintroduce MIRAS
Cut SDLT to a negative figure to help movers with moving costs
Cut Council Tax to zero to help hard-pressed families while hiking VAT to 25% to discourage consumption
Keep mortgage interest rates at zero % for ever more to help FTBs and hard-pressed homeowners
Cut new development to nil to protect the hallowed greenbelt
Offer owners of derelict properties massive subsidies to bring those properties back onto the market
Give banks shedloads of dosh to help kickstart the recovery
Scrap VAT on home improvements and domestic fuel
Exempt family home from Inheritance Tax
And So On And So Forth.
