He misses off another essential component, namely massive government intervention.
Real proper bubbles require the government to overly subsidise something (via very low tax or very low interest rates or directly) and/or muck about with basic contract law (the proper explanation for the tulip bubble) and/or to artificially restrict the supply of something (be that land for housing or taxi drivers' permits).
