Bbc news: Viewings rise brings sales hope

Viewings of properties at the more expensive end of the housing market in Wales are on the rise, according to some industry insiders.
The Cardiff office of estate agent Savills has reported a 167% rise in viewings in July and August.
Chartered surveyors Cooke and Arkwright said it was witnessing a "phenomenal recovery" compared to last year.

Well, this is certainly very bullish about the upper end of the market which makes some sense given the problems faced by FTBers and large numbers of households with tight budgets.

So what does that mean? If the viewing figures dropped off a cliff last year when the viewing figures were the "lowest ever" then how impressive is the 30% rise? The last paragraph really puts this into perspective:

"It found estate agents typically sold 17 properties each in the previous three month. In the previous three months, estate agents recorded an average of 14 sales each. The figure was as low as eight properties in January."

Hate to admit it but Savills Cardiff are right - a lot of top end property has been sold - BUT .... a lot has also gone SSTC only to go back on the market at a lower price and still remain unsold to date. I think the article is optimistic to be calling the end of the crash - even for top end properties - Savills will no doubt be aware for every house they sell in Wales over say £500k, there are three or four others that remain unsold at that price - further the areas quoted as being back in demand, were always in demand, just not at those prices. Just because people look, doesn`t mean they want to buy - and how many of them are in chains ????

Viewings are not sales. Harrods might as well report a 'phenominal recovery' because more people are window shopping!
