With the help of PropertyBee or a gift for observation and the benefit of a good memory, you may have noticed the following developments regarding a property on Stonebridge Rd (asking price £420,000 - down from £450,000) in Canterbury:

£420k for a lousy new built terraced, only in the UK can such fantasy exist...

Yes, but its status is absolutely spot on ... every now and then.
PS It should of course be 'estate agent' and not 'estate'

I pass this estate on my way to work
it is in a pretty poor area of town, it is bordered by a cash and carry/street of car salerooms, council estate and old council yard(soon to be developed into a super market). It is also boarders a big field where travelling fairs and circuses go.
on the plus side, It is on the river Stour and you do get the occasional otter swim by and its about 1000 yards from an more exclusive area of town.
Overall its madness, there are two other major developemnts of a similar ilk in town, so there is massive oversupply.
I have been told by a freind of my wife who bought a flat in one of the other developers that her life was made a misery because a few of her neighbours are BTL'ers and because they could not find 'professional' tenants stuffed them full of students partying to all hours.
This has turned into a bit of a vicious circle as professional tenants move away, leaving the other BTL's the only option to put students in

420k for an end of terraced? on a new build? what % of the build will be social housing? you would have to be mad very rich and as stupid as you can get!
My dad is looking at moving to canterbury, we looked at a few houses and it seems 275k-300k will get you a very good 4 bed detached with garage and garden on the right side of the city.

What you're saying is that these estate agents are trying to game the system by relisting it as a new property rather than having potential buyers notice that it is languishing there not selling because its too expensive?
Nothing particularly new in estate agents being cheap shiny-suited crooks.

It's a Schrodinger's Property. It is both sold and unsold until someone observes it.

Do estate agents have special lenses for their cameras? Or do they have special tools on photoshop?
Have a look at some of the room photos - either that lounge photo is stretched, or those are incredibly long sofas..

I cannot tell a lie (that's why I could never be an EA, I suppose). That said, I can't wait to find out what the next change in status is going to be.

@uncle tom: A lot is down to the angle of the camera and perhaps using a special lens or photo shop. (I once did some work experience for an EA and was sent to take photos, use to try and take photos to make the place look as big as possible i.e. from some strange angles.) Also in new properties they often use shrunken furniture to make it look bigger in the photos.
If you look at the light in the shot it is slightly oval and also the scatter cushions are rectangle. So to me it looks like it is distorted.

Well, as a fake estate agent myself I can definitely confirm that room is 13 yards by 17 yards. By the way, those are top of the range DFS 'limousine' sofas.
Oh hang on, it's 13 feet by 17 feet!! I apologise. Take a ton off the price.
