Mailonline: House prices continue to creep up... but recovery isn't certain yet, say experts

'An independent estate agent valued my property last weekend. He valued it £21K less than what I paid for it 2 years ago. I know the market has SLOWED but it hasn't slumped that much, particularly in the area I live in'.

There are some stupid people commenting on that thread. I work in the industy (yeah, i know, booo!) but the level of denial.. people can't grasp that a house has no intrinsic value.. of course you 'might sell' over what an estate agent values but that's rare... estate agents don't 'undervalue' (neither, by the way, do mortgage companies on the whole).. and certainly what other kind of sale other than a 'quick sale' makes sense in a falling market.
