Telegraph: House sellers resort to swapping their homes
Things getting really tough:
"For a long time, home owners have saved money on their holidays by swapping their properties with other families for two weeks. Now, they are trying to swap their properties for good, frustrated that the moribund housing market has led to a stagnation in house sales."

This is not new. I have seen this development myself in property rags, but most want to sell down which means someone has to buy up, there is the problem.
We have a few figures in this article, but as usual no actual sales figures. A case of huge profits yet to materialise perhaps?

As Crunchy says, most house moves involve upsizing or downsizing, and it's not easy for someone who wants to move from Cardiff to Harrogate to find someone in Harrogate who wants to move to Cardiff.
In practice, the number of viable swaps, as a percentage of all moves, is going to be extremely small.

i know someone who did this and live to regret it.
they upsized, the downsizer was a builder with brains he clearly knew the market would continue to drop, he took some cash and a cheaper property....the upsizers now realise they are worth 10% less than when the swap took place, they are now pooping themselves incase the drops are more severe...
The winner is the downsizer less to lose on a cheaper property.........
